The Arc cabin is magical; homespun yet contemporary. There’s a unique style to the bright fabrics, and more than a hint of design about the finishing touches: original artwork on the walls bring the beautiful weathered furniture, well-thumbed novels and crocheted rugs up to date.
Through the reclaimed front door, the space is roomy and welcoming, with wood-burning stove and large oak dining table. Bi-fold doors swing wide onto the verandah, a great spot for taking in the river views or sharing a meal on a summer evening. In the country-style kitchen, Lotte’s background as a nutritional therapist shines through: passionate about food and health, she will leave you some of her favourite local treats to start you off - all delicious. Shelves heave with cookbooks, antique saucepans, and spices whole and ground; the many hobs, and long zinc worktop give you plenty of room, not just to cook, but create.
The king-sized antique French bed, covered in fabulous linen and bright cushions, is curtained off for privacy and the bathroom has both claw-foot bath and separate shower. Up a ladder (over 8s only), twin beds are just as comfy. A tip: find sketch pads and knitting things in the mezzanine drawers... Lotte, the owner, has thought of everything, and you will enjoy exploring!
The Arc overlooks fields, with poplar on your right, and the house on your left, though feels private thanks to clever screening. Kenneth Grahame is said to have stayed at the Island House, drawing inspiration for 'The Wind in The Willows' here. The countryside's certainly pretty enough - strike out on the footpath to loop around the river, take binoculars to spot rare red kites, or make a beeline for a fine pub, The Crown, just ten minutes’ walk away.

Meet your hosts
Lotte wanted to take advantage of an idyllic setting and built the Arc as an artist's cabin on the footprint of an existing building. She is passionate about food and nutrition, and the importance of having a space for yourself to find some inner calm. The Arc is definitely the place to do this - having trained in teaching cookery skills and nutritional therapy, Lotte can even provide you with wholesome, nutritious meals or teach some skills if you would like to learn.
Wildlife & the environment
The Arc bathroom overlooks a poplar plantation which was planted by The Forestry Commission after the black poplar was found to be dying out. In the late 1990s, the Environment Agency put in an otter holt at The Island, so if you are lucky you may catch a glimpse. The Island is home to muntjac, a resident kingfisher, red kites, swans nesting, badgers, geese and many other birds.

Plus sides: the cabin is surrounded by beautiful nature, silver birches to the front, willows and poplars to your sides and enchanting mix of meadow plants directly in front of it. The purity of air is astounding.
Not good: the general description is dated. For example there is no Belfast sink or Ipod dock, there is a powerful enough shower but no power shower, only one armchair, not two as the pictures suggest and the local treats left for us were a bottle of long life milk and a shop bought cake good for another 5 weeks. Not a big deal but definitely inaccurate. The real bad part was the lack of cleanliness- it felt like the surfaces were wiped before our stay and the cabin may have been hoovered but that's it. Seeing that the toilet bowl hasn't been cleaned for a long time (yellow dried on wee stains and curlies) was really not something we were expecting. The kitchen area feels neglected, with pans and cutlery living in a random mess in dusty cupboards. The oven had food residue in it and a greasy door. We weren't going to clean it, so ate out every day.
Many years ago the cabin may have been enchanting, today with the air of neglect it is not somewhere I would stay again.

What a lovely cabin! The cabin is much larger than others we have stayed in with C&S - but it’s just as cute and well thought through and built, with a great view and fab swims in the river. The owner was super helpful - we had no idea the is was such a gorgeous part of England - we’d highly recommend it!

Delightfully rustic, deliciously hand made. We loved everything about this cabin - the furnishings, the warm fire, the location and the peace and quiet. Our teenager loved the mezzanine! We enjoyed visiting the local shop, eating at The Crown (amazing!), long walks across fields to other villages and exploring Stamford. Thank you.

Such a homely and peaceful place to stay! We didn't use the log burner as it was warm, but It is really comfortable and cosy and the location is a great base for walks, exploration of the local area, or something less energetic like reading or listening to the birds from the veranda. Wish we had booked to stay a little longer.

The arc met the brief of being quiet with a nice outlook, but the cabin itself was a little disappointing. The rustic look and feel is fine but this place needs some TLC to bring it back to its best. Whilst seemingly only small things together they make for a tired looking, past its best property.
Examples like chairs with holes in that could not be sat on, having only 1 chair at a table in the bbq area, only 1 coaster to put a cup on. Multiple mats in the bathroom which are a significant trip hazard. The bathroom doors are held semi shut with an old spanner. The window by the bed does not close as it has no catch. Furthermore there were cobwebs on the lamp by the main door, and some of the drawers were full of screwed up bed lining. The arc advertised itself as a cooking haven but frankly the utensils and kitchenware was not as plentiful as it made out. The promise of a full basket of wood for the fire was simply not true, with just 5 logs and a lot of old bags left in the basket, accompanied by 4 matches. Outside the pictures show you lovely views of the river where you can sit, but the access is shared with the garden of the owners which is misleading. Disappointed.

Absolutely loved our stay. The Arc is so comfortable and beautifully designed and decorated. We very quickly relaxed and ground to a standstill - we hardly moved from the veranda - perfect!
Host went above and beyond by supplying extras at the request of our daughter who bought us this weekend. Very kind and very much appreciated. Many thanks.

We had a wonderful time at The Arc. It’s a beautiful cabin in such a peaceful location. You can enjoy quiet privacy but also do a quick run to the village store or one of the pubs. We also took advantage of the local walking trails to see nearby villages as well. Well hopefully be back to experience the cabin in the summer.

I had a lovely stay at The Arc. I came away to slow down and get some studying done - it was the perfect location for this. You're right by the water and it's so peaceful, plus you're in the best spot to catch a sunset each evening! The cabin itself was comfortable and everything I could need was provided.

Very relaxing sitting on the veranda at The Arc, with the rain gently pattering on the roof, listening to birdsong, smelling the freshness that the showers bring and asking why we don't do this more often! We saw numerous birds, including a woodpecker that hammered on a post on the veranda. There were rabbits and even a black labrador bounded onto the veranda.
The Arc is a wonderful, cosy, no frills, eclectic cabin away from it all. Although it's not too remote as we enjoyed a 10 minute walk to The Crown pub for a delicious meal. We also enjoyed a meal & Sunday lunch at The Black Horse, only a 20 minute walk away!
The facilities at the Arc are adequate. The king-size bed was comfortable, as was the couch in the living area. There was an all-pervading smell of wood smoke in the cabin from previous occupants using the wood-burning stove, which made for a homely atmosphere. Our host had left us a delicious cake and a pint of milk. We have to say that it was a bit different to our previous Canopy & Stars stay at another location where we had bounteous treats, including a bottle of wine, chocolates, fresh bread, local produce fruit & jam.
The shower was powerful & hot.

The Arc is set in a lovely village with plenty of super walks through the countryside, in the picturesque village of Elton. The village has 2 lovely pubs, a village store and a garden centre worth a visit. The weather was beautiful while we were there and the arc offers a large living area and a verandah you can sit on and enjoy watching the wildlife.

Our stay at The Arc was a wonderful way to start the year. We felt incredibly relaxed and at home. The weather wasn’t great, and that didn’t matter! There were plenty of games to play and books to read, and as recommended we visited Stamford for the day which was a perfect rainy day out. The Black Horse pub in Elton was a great spot too!

I spent 3 nights at the Arc with two friends from university who I hadn’t seen in a very long time. We loved the cabin, especially enjoying the mornings and evenings on the porch looking out for birds and enjoying the quiet. We went swimming in the river close by to the Arc and also explored some local towns and villages and found some water sports to do in Oundle. It was a great tv and tech free holiday, enjoying cooking in the cabin and sitting around a fire, and just relaxing. The cabin also had arts and crafts to have a go at and many books to read.

A much-needed retreat from the busyness of life, in a beautiful rustic cabin that has been thoughtfully put together. I loved my stay - loved cooking in the light airy kitchen and on the firepit, spent most of my days lounging on the verandah, either writing at the table, reading in the armchair or snoozing in the hammock. The view of the poplar trees is gorgeous and the light changes throughout the day meaning you can sit and gaze at the view for hours. Thrilled to see the nesting pigeons' eggs finally hatched while I was there, and loved watching the birds and butterflies flitting about. I went at the beginning of a heatwave and while it was warm it was cool and peaceful on the verandah. The cabin is quite close to the owners' house and garden - not that I minded especially, and their two children are very quiet (nothing like mine!) but if you are seeking complete and total isolation this may not be for you. That said, for me, it didn't detract at all from my stay, and little details such as the fairy lit verandah and plenty of lanterns around, as well as small bud vases with flowers in made it feel all the more homely and welcoming.

The location described seemed perfect for a break from the crowds whilst being accessible to local villages and towns. We had a lovely stay at the Arc, it was cosy and warm with peace and quiet. The spacious cabin had lots of books and we listened to music while we chatted.
The log burner stove allowed us to create a lovely roast chicken dinner which we ate at the large wooden table with wine and candle light.
Just a couple of nights away are all you need, thankfully there are these wonderful places that allows us to do this.

Our stay was absolute bliss, a stunning, tranquil and beautiful setting just outside a charming village. The cabin had everything you could possibly need and more. Lotte was amazing, she was there if you needed anything but left you to your own devices the rest of the time. We had a long weekend and I'm back to work today but feel like I've had a couple of months away. I feel totally relaxed and well rested and ready to take on the world!

Our time at the arc was simply magical. The location is wonderful and despite how close it is to the main house we barely heard from the residents. There was a terrific variety of wildlife and beautiful views to look at from the veranda, I could have stayed for longer just sat in the comfortable chairs watching the doves who are nesting in the roof. The village pub was a short walk from the property, with a wonderful ‘local’ vibe and Excellent food we couldn’t have asked for more.

This was exactly the peaceful retreat we had hoped it would be. The surroundings of The Arc are nature at its best - the birdsong, especially the cuckoo, is the perfect way to be woken up in the morning. When we sat out on the veranda to enjoy a coffee in the morning or glass of wine in the evening it felt like we were abroad, with the sun streaming through the birch trees.
The cabin itself is cosy, comfy and welcoming with a fantastic selection of books and craft materials.

A wonderful stay- a relaxing long weekend away from London that was easy to and immediately relaxing. Very peaceful with lovely walks in the area and a cute little village in walking distance. The arc was a magical and enchanting getaway. My whole family loved the homely and artful feel to the cabin. I particularly appreciated the attention to detail, with the baskets full of yarn and the invitation to get crafty during my stay.
The surrounding area was beautiful and restful, the rain didn't bother us one bit.
My daughters added that they loved the upstairs area and the canal walk.

The arc cabin was very cosy & warm with the woodburner. Comfortable sofa & bed, lots of books & cooking equipment. Elton is a nice village with 2 good pubs for food & drink.

We found this spot to be very relaxing, peaceful, calming and full of the sounds and sights of nature. We were blessed with good, dry weather and a couple of glorious sunsets, clear skies full of stars. We switched off from outside world almost immediately. The facilties inside and out were short of nothing, bearing in mind we were not looking for 'all mod con's'.

We have stayed here before and it was just as good this time as it was back then.

My girlfriend and I spent 3 lovely nights at The Arc, despite the awful weather, we still managed to go for a long(ish) walk, visit a couple of pubs ( a couple of times each) and see some of the beautiful village of Elton.
Lotte has decorated the cabin beautifully, and ensured there is everything you could ever need. There were plenty of cooking utensils, spices and a big kitchen area, which meant we could hide away cooking u[ some feasts while it rained.
I would certainly return, and I think The Arc would be lovely in any season.

Such a lovely peaceful time of recuperation and reconnecting with my partner. We wanted to have some time together out of the city and in nature...and that's exactly what we got! It was a wonderful time.

We went away for our anniversary, what was important for us was that we had time together and to get away from everything. The arc was the perfect place for this. Using the extensive kitchen utensils to cook food and having evenings in front of the fire. We also had quite a few day trips out in the surrounding areas as the Arc was so close to A1.

My partner and I had an absolutely wonderful time at The Arc. The location was superb (very quiet, beautiful views, homely pubs) and The Arc offered an ideal 'get-away-from-it-all' retreat. The countryside walks, many books and fun board games meant there was never a dull moment. And the huge range of cooking utensils / spices allowed us to cook to our heart's content in the kitchen. Needless to say, we had an incredible time.
A huge thank you to Lotte for having us, and for treating us to some goodies on arrival.

We stayed at The Arc as a group of three and loved every minute. The cabin is quirky and cosy and an eclectic piece of art itself. We had grand plans to explore the surrounding area but found we were so content wiling away the hours cuddled up in front of the log burner under a blanket or sitting with the big bi-fold doors opened wide watching the birds on the veranda that we stayed put most of the time! We took a walk along the river making the most of the beautiful countryside and abundance of wildlife and spent some very happy evenings listening to the owls calling across the woods. Not renowned for being morning people at all, we were even coaxed early from our beds one morning to watch the sunrise as the dawn chorus was so incredible! I would thoroughly recommend The Arc if you're looking for a rural retreat, we felt so relaxed & at home in our hideaway in the woods that I'd go back tomorrow if I could!

The Arc is a beautiful little hideaway with a porch and lovely homely features; a perfect getaway from city life.
There's a nest in the roof with two resident turtle doves and plenty of rabbit and wildlife to spot. Nice little touches include natural bubble bath for the freestanding bath and a bath caddy for candles, which is perfect for a stress relief.
You can take a walk into the local village of Elton for a pint or dinner or a stroll through fields next to the river.
It's great for a weekend break. Just be aware that the main house is next door, but you feel alone because there's plenty of shrubs and trees to separate you.
Enjoy!

The Arc cabin is beautifully decorated, super quiet and cosy. The mezzanine space for kids (despite us not having any) is a design feature that i'm sure all kids would love. The surrounding area is full of wide-open space for walking and enjoying life by the river. Though when the rain or cold days come, you can enjoy peace and quiet by the warmth of the wood burner. The wood burner even has a cooking space which we cooked pizzas in, living that luxury life. Local shops stocking local goods are a must to hit up if you're into cooking, but if not, the Crown Inn has all your dinner needs sorted in a traditional family run pub fashion and is only a 5 minute walk away.

We had a lovely peaceful stay. We were a little suprise the arc was in such close proximity to the main house as all the photos do lead you to feel it's on its own in the middle of nowhere. We did feel a little disappointed at this. We didn't see or hear anything from the house and once inside we soon forgot. My husband enjoyed a local geocaching route while I caught up with my studies.

4 days of bliss!! What a super place. This cabin is so welcoming and feels like home in moments. We cooked outside as the sun wet down, snoozed in the afternoons on the veranda, fed ourselves popcorn cooked in the log burner oven and watched the wildlife pass the day like us. Places such as these are invaluable in our busy lives today. We return home sufficiently cleansed to take on work, kids and modern life for a least a week! We will endeavour to make more time to do nothing.

The Arc is a beautiful, peaceful and comfortable place to stay. Loved all the quirky features and the imaginative recycled items. Well stocked with everything you need to make your stay a pleasant one. Everywhere was clean apart from the little nooks & crannies where one or two spiders might make their home, which is what you would expect here anyway. My 17yr old enjoyed sleeping on the mezzanine which was easily reached with a robust wooden ladder. Mornings are beautiful with the sun shining across the garden and onto the outside balcony where you can sit in comfy armchairs and enjoy the atmosphere. Also in the evening, sit and watch the sunset through the trees, with plenty of blankets to keep you warm. A walk through the garden leads to the River Nene.
Lotte left a lovely welcome hamper of goodies to get us started, which was very welcome. Overall I loved the Arc, although my husband & son were a little less keen as, although there was wi-fi, the internet was slow and no TV plus one or two spiders - but that's just their personal preference. I would thoroughly recommend it.

Peaceful, tranquil, relaxing. Had great fun watching the neighbours - collared doves in the eaves, rabbits playing "chase me", red kites soaring, herons fishing, little wren going about her business, great tits, blue tits, dunnocks, brave little robin, and the cheekiest of all the raven knocking on the verandah door at 5:45 asking for food.....

This was a 3 night stay away for my husband & I who both work full time and have very busy day to day lives. Our daughter was away on a college trip and this we an ideal opportunity to take some time for ourselves. Nice place for young kids but not for teenagers! This was perfect, quiet, nice countryside, self contained with lots of outdoor places to see and visit. Everything was provided for and we thoroughly enjoyed the stay. Well rested. No TV, but not required as there was plenty to do. Wifi available.

We had a wonderful stay at The Arc and only have kind words to say about it. It was easy to find and there was convenient parking. The Arc looked beautiful inside, a perfect mix of cosy and homely but also with a surprising amount of room to make it feel spacious.
There were so many little touches left by Lotte that enhanced our experience. Jam, bread and cake greeted us on arrival and there were fresh milk and butter in the fridge. Freshly picked flowers were dotted around in little vases and the Arc looked very clean and welcoming.
We loved how comfortable The Arc was, especially the bed and the sofa. The kitchen was great to cook in with a great range of utensils provided. There was a generous amount of wood provided for the fire and we never needed to purchase any more. The Arc stayed warm and cosy throughout our stay.

We had a wonderful stay at the Arc, everyone we met was friendly and enthusiastic. The veranda is an absolute dream and I happily watched the sunset each night covered in lots of blankets. The bed is very comfy and the kitchen area has everything you could imagine.

What can I say but WOW! My husband, I and our baby had the most magical stay at The Arc. Such a beautiful space and relaxing hideaway. We especially loved the fairy lights on the Veranda, lighting the Fire Pit and having Smores in the evening. Lotte was very helpful and lovely. We have of course recommended The Arc to everyone that we know.

When we arrived we were instantly in love with the location and of course The Arc itself. The Arc was presented stunningly with a welcome message from Lotte with all we needed to know including some locally sourced bread, jam, piccalily and homemade lemon drizzle cake! Yum! The place was fully equipped with everything we needed, from all kitchen utensils, pans, pots, plates etc etc. Beautiful bed linen and towels also provded. Not to mention the massive collection of interesting books to delve into. The veranda was our favourite part of The Arc - the photos do not do it justice, its truly breath taking. Comfy armchairs to relax the day away (we had a few really good drawing sessions too!) theres also a dining table and chairs where we wined and dines every evening whilst over looking the fire pit and natural beauty surrounding. I highly recommend anyone to visit this place, its very inspiring and something we would love to create of our own one day. Thank you!

We came to The Arc for our "mini-moon" after our wedding. It was a perfect getaway from hectic city life; private & secluded. Our host, Lotte, was very welcoming and introduced us to the place, then left us to our own devices. Even though the main house was nearby, we felt like we were the only souls around for miles. The views were stunning from the cabin! We would sit, eat and read on the porch for hours. And the interior of the cabin is far more beautiful in person than the photos give them credit for. Lotte had also left out a wonderful welcome basket with some small treats to get us started. All in all, a wonderful first experience of glamping. We have definitely found a new hobby!

Had a wonderful time at the ARC; We had preparation and the wedding of our daughter prior to our stay so it was heaven, so peaceful, tranquil, surrounded by nature, a little gem ; time for lots of R & R; our hostess Lottie was lovely & left some goodies for us on arrival; local pubs 10 minutes walk away and the beautiful town of Stamford close by; wonderful stay

A very quiet and thoughtful spot but not that far from a charming village pub. The owner has taken time and really thought about the items she's placed in the cabin, some items bring back childhood memories and others were used to make new memories. The welcome goodies were a pleasant surprise and ideal after a long journey.

It was wonderful, very quiet and peaceful. lovely views with a gorgeous sunset.
Lotte had thought of everything, there wasn't anything else we needed, it was all there.
Bed was comfortable, roll top bath with candlelight, amazing.
Sitting out on the veranda with candles, fairylights and a glass of wine - Heaven
Sitting in front of the beautiful log burner, relaxing.

We had an amazing time at the Arc. Lotte was very welcoming and it was lovely to receive some welcome gifts of bread, butter, milk, jams and cake. The whole place was spotless and had everything we could need from fluffy towels, kitchen equipment and food basics to plenty of blankets and things to do. My daughter loved the painting materials and i rediscovered a love of knitting. We walked the river path down into the village and found everything we needed at the local shop. Both pubs in the village were nice but the Black Horse edged it for welcome and choice of ales - the food was also very tasty and service good. The verandah was lovely for sitting out on and we saw lots of wildlife such as rabbits, swans, woodpeckers and red kites. Very quiet and very relaxing.

The Arc is a beautiful little haven, full of lovely things to look at and do. We took our 10 Mth old Daughter who loved the bright and interesting space. Plenty of room for the travel cot and a big table to sit at as a family to share meals.Lotte has thought of everything, the kitchen is extremely well equipt, delicious bubble bath in the bathroom, fresh flowers dotted around everywhere and the decor is bright and cheerful. This truly is a relaxing retreat and a few days were not long enough! At night we sat out on the fairylit veranda soaking up the peacefulness. The bed felt sumptuous and the bath was a delight! This is an absolutely wonderful place to stay, surrounded by lots of places to visit. Thought to be honest we could have happily spent all three days and nights wallowing in the comfort of the Arc.

The Arc is a magical place. High quality furnishings, even though everything is pre-loved. We find it relaxing and cosy and comfy. Lotte was very welcoming and had attended to all the details.

The Arc is a little bit of paradise in the countryside. As soon as we walked through the door we felt relaxed. I fell in love with the decor from the photos online, and I fell even more in love when we got there. Lotte's attention to detail is great. The bed was comfortable and the shower was great too.
The village is very pretty and the food at The Crown pub was amazing! The Arc is very well equipped for eatting in, the little hamper Lotte leaves of local bread, jam, cake and milk is beautiful.
It was the perfect way to spend our first wedding anniversary sipping champagne on the varander in the morning and more champagne in the evening watching a beautiful sunset (perfectly positioned for the sunset) fairy lights on with the bonfire blazing.
Beautiful, loved every minute. Thank you

We had a lovely relaxing stay at the arc. Lots of little touches, such as snow drops in tiny vases, high quality linen on the bed and super soft towels made this a very special

"We had a wonderful stay at the Arc. Lotte communicated all we needed to know, well in advance and offered to cook dinner for our arrival which we took her up on as we were arriving late. The food was lovely and plenty of it and really reasonably priced. I chose the Arc as a Birthday surprise for my husband and needed somewhere half way between our home in Manchester and the in-laws in Ipswich - the Arc was perfect. No TV, just a cosy woodburner, some music, good food and wine and a good book. If you want to get away from it all this is ideal. It was made even nicer by all the extras Lotte provides for her guests - local jam, bread, organic butter and milk to name a few - really nice. Set in the lovely village of Elton about 10-15 mins easy walk from the centre where there s a local shop and a couple of great pubs, you are in a relaxing oasis. shielded from the main house, not overlooked but with easy access should you need it, we had a perfect stay."

"We had a wonderfully peaceful, relaxed stay. The owner was friendly, helpful and close by, but kept a discreet distance for the duration of our stay. The accommodation was a beautifully cosy and homely cabin and the location so far removed from our usual city centre habitat that it was sheer bliss. Our 15 year old daughter was very sceptical about the idea of staying in a cabin (with no TV!) before we arrived - but within minutes of arrival she'd changed her mind and is eager to return."

Reviews

Having photos to view prior to booking was also a huge selling point, seeing the relaxed, comforting and thoughtful accommodation and setting was the icing on the cake. I especially loved the look of the veranda which did not disappoint.

We had the most wonderful time, it was everything that it said it was on the website and more. Even though we had the worst weather for our weekend break it did nothing to spoil our time there. The Arc is such a lovely place for doing nothing and enjoying the location, it was so nice to relax. Could not be better

The Arc is an amazing place to get away from it all. We loved the porch, it was so nice to relax and eat out there. We also appreciated local area and the nearby walks, perfect for winding down. It's a great place to stay and I think we will return in the future.

Beautiful spring visit to the Arc, flowers in bloom and wonderful to spend time in nature, overlooking the river in the day, sitting by the woodburner in the evening.

An idyllic setting with everything you need to help with your stay including, books, crafts and local information. Perfect for relaxing and watching the world go by with woodland walks on your doorstep.

We didn't have a car but didn't need it for a weekend. The pictures show what a unique and warm place it is. Would definitely stay again.

"It was amazing, Lotte our host was lovely, the cabin was perfect. We had a relaxing 3 days away from our busy life and came home refreshed. We will be booking the Arc again, can't wait to go back. Best was, having no tv phone or internet, although the Arc did have wifi you wanted it, and worst was leaving! It was perfect, Lotte knows her stuff."
Book with us in confidence knowing you won’t find that place cheaper elsewhere. All of the prices we display are set and matched by our Owners. (In this world of foreign currency, we do have to say 'subject to exchange rates' for some of our European places.)
What does ‘from price’ mean?
Our ‘from price’ is based on a four night stay in low season and designed to help you to compare different prices across our collection. Some of our Owners vary their nightly rates and check in days throughout the year, so it may differ from the rate quoted below the calendar. It is quite common (although by no means universal) for places to charge a little more in peak season or for shorter stays, to cover changeover costs. Consider booking longer stays during the cooler months if you’re looking for the lowest nightly rates.

Please ensure that you have received written confirmation of any changes to your Booking prior to travel. Whilst we will always try to help, we cannot guarantee that such requests will be met.
2.2 Cancellation by you at any time will result in your 25% deposit being forfeited. The deposit is always non-refundable as it covers costs incurred and services provided to enable your Booking.
2.3 All bookings are non-amendable and non-refundable within 10 weeks of your check in date. If you need to cancel your booking within 10 weeks, the total cost of the accommodation including the deposit will be forfeited. Cancellation should always be in writing to bookings@canopyandstars.co.uk.
2.4 If you need to cancel your booking at a date 10 weeks or more in advance of your check in date, the 25% deposit will be forfeited. If the booking has been paid in full the balance will be returned to you, minus the 25% deposit. Refunds will be issued in the same form and ratio as the original payment was made. Therefore, if a Gift Voucher was used to book your stay, the refund will be back onto a new Gift Voucher at the same amount as originally used. Alternatively, if you paid in cash, your refund will be processed in the currency of the booking. Where this is different to the currency of the payment card, this will be converted at the current exchange rate on the day of the refund.
2.5 Cancellations made by you, at any time, may incur a £50 administration fee in addition to us retaining the non-refundable deposit. This represents the administration costs incurred by us on behalf of the Owner to deal with such requests.
2.6 If extreme weather prevents you from reaching your holiday, taking, or finishing your holiday, you are still subject to these cancellation terms as outlined in clause 2.3 above. We strongly recommend that you take out a travel insurance policy which covers this eventuality. In the event of the property becoming unavailable (such as due to fire or flooding), Canopy & Stars will endeavour to provide the Guest with suitable alternative accommodation, starting with any other accommodation that may be available with the same Owner of your Booking, or will refund all monies paid, or a proportion in the case of curtailment. The Agency cannot, however, pay any compensation or expenses as a consequence of such an event.
2.7 Cancellation insurance is available to purchase from many providers, but will be a third-party arrangement and not involve Canopy & Stars or the Owner in any way. You are strongly recommended to take out personal travel insurance for all members of your party for UK holidays and you must take out personal travel insurance for international holidays, including for illness and cancellation due to Covid-19. It is your responsibility to ensure that the insurance cover is adequate for your needs, including cancellation and curtailment.
2.8 If you fail to check-in on your date of arrival your Booking will be cancelled and no refund will be due.
3. Amendments to your booking, requested by you
3.1 Amendments to your Booking can only be made more than 10 weeks prior to the check in date, after which time amendments may be treated as cancellation and our refund policy as detailed in clause 2.3 above may apply. All amendments are subject to availability and may incur a £50 admin fee detailed in clause 2.5 above.
3.2 If we can fulfil your request to amend your booking, any differences in price as a result of the amendment, will be paid by you in the case of an increase and refunded to you in the case of a decrease in price, e.g. amending your booking from low season to high season.
3.3 In the event that a date swap is offered, this will normally be agreed with a set timeframe to rebook and sometimes a credit against a future stay will be offered. The credit can only apply to a stay at the same space as originally booked.
3.3.1 If a date swap is offered, then the Agency Booking Terms and Conditions applied at the time of your original booking will still apply. Therefore, if your date was swapped within 10 weeks of the original check in date, the 10 week cancellation policy set out in clause 2.3 applies to your new stay, even if the new check in date is beyond 10 weeks.
4. Refunds
If a refund is issued it will be in the same form and ratio as the original payment was made. Therefore, if a Gift Voucher was used to purchase the original stay, the refund will be back onto a new Gift Voucher at the same amount as originally used.
5. Insurance
You are strongly recommended to take out personal travel insurance for all members of your party for your holiday, including holidays in the UK. It is your responsibility to ensure that the insurance cover is adequate for your needs, including cancellation and curtailment for any reason. Please read your policy details carefully and take them with you on holiday.
6. Changes and Cancellations by the Owner
We will inform you as soon as reasonably possible if the Owner needs to make a significant change to your confirmed Booking or to cancel your Booking. We will also liaise between you and the Owner to try and organise an alternative Booking offered by the Owner, or a refund but we will have no further liability to you.
7. Cancellations due to events outside of Owner’s control
An Owner may have to cancel a booking due to events outside of their reasonable control (see clause 22). In such circumstances, we will liaise between you and the Owner to try and organise an any alternative Booking offered by the Owner, or a refund but we will have no further liability to you.
8. Complaints & Procedure
We always aim to provide the best possible holiday experience, however, if you have any complaint or problems during your stay, please immediately notify the Owner during the stay itself, so that the Owner has the opportunity to resolve the problem at the time. If you do not follow this procedure, there will be less opportunity for the Owner to investigate and resolve your complaint and to make your stay as enjoyable as possible. Delays may also mean that the amount of compensation you may be entitled to, may be reduced or negated.
Whether or not your complaint is dealt with satisfactorily, please also let us know of the problem as soon as possible by emailing info@canopyandstars.co.uk. We will aim to respond within 1 working day to acknowledge your email. We will then review your feedback and investigate the complaint. This may involve discussing your concerns with the owner, revising the website listing for inaccuracies, and reviewing previous guest feedback and internal inspection notes. This process can take time to complete, so please allow approx. 7 working days for a final response.
We also welcome you to fill in our feedback survey which will be sent to you via email the day after you check out. It is important for us to gather as much information as possible about the experiences our guests are having. This is what helps us support our Owner in fulfilling their potential and identifying if anything could be improved.
9. Our Responsibility for your Booking
Your contract is with the Owner and its booking conditions apply. As Agent, we accept no responsibility for the actual provision of the Booking. Our responsibilities are limited to making the Booking in accordance with your instructions and acting properly in accordance with our legal duties as an Agent. We accept no responsibility for any information about the Booking that we pass on to you in good faith. However, in the event that we are found liable to you on any basis whatsoever, our maximum liability to you is limited to twice the cost of your Booking (or the appropriate proportion of this if not everyone on the Booking is affected). We do not exclude or limit any liability for death or personal injury that arises as a result of our negligence or that of any of our employees whilst acting in the course of their employment.
10. Your Responsibilities
10.1 Please note that you have a contract with the Owner of the property. As such you are under a responsibility to behave in a proper, appropriate and legal manner whilst staying at the property with due respect to the Owner, the Property and other guests and their Property.
10.2 You are responsible for informing the Owner of any losses or damage to the property as soon as possible. Please note that you will be liable to pay the Owner for any losses or damage to the property caused by you or a member of your party (except reasonable wear and tear). Some Owners may also require a damage deposit. If so, this information will be provided on the website place page under ‘essentials’.
10.3 You must also leave the property by the check-out time specified on your Booking. If any guest behaves inappropriately or improperly (of which the Owner will be the final judge on their Property), or illegally, the Owner reserves the right to ask the guest and their party (at their discretion) to leave the Property before the end of the holiday period and/or refuse any future bookings from you. Please note that this would be without the right to any refund.
11. Pets
11.1 Not all properties accept pets. If you wish to take your pet on holiday, please advise us before booking and we can check whether pets are accepted at the property. You must obtain the prior consent of the Owner before taking any pets to the property. If you take a pet to a place that doesn’t allow pets, or you exceed the number of pets allowed at a place, the Owner has the right to refuse you to stay at the Property, and/or they may ask you to leave the Property before the end of the holiday period. Please note that this would be without the right to any refund.
11.2 A nightly charge may be made by the Owner for each pet and additional terms may apply, you will be notified of this at point of Booking. Please check these terms carefully before booking and arriving.
11.3 Please do not leave your pets alone or unsupervised in the property at any time during your stay. For the safety and comfort of your pet we request that Owners exercise due diligence at all times, especially where the property is located near a road/livestock. Canopy & Stars nor the Owner can accept responsibility for the safety of your pet.
11.4 If any guest has an allergy to pets, please be aware that Owners (and we) cannot guarantee that a pet has not stayed in a particular Property. We and Owners cannot accept responsibility for any suffering which may occur as a result of such animals having been present in a property.
11.5 We ask that all owners of pets keep their pet under control at all times and to be responsible for ensuring that they do not damage the Property, livestock or vegetation during the stay. You will be liable for any damage caused by your pet. Any damage is to be reported to the Owner immediately. Any additional cleaning required, that may incur an additional charge, will be at the Owner's discretion.
12. Special requests
If you have any special requests (for example dietary requirements, allergy, cots or room location), please let us know at the time of booking. We will pass on all such requests to the Owner, but unfortunately, we can't guarantee that they will be met and we will have no liability to you if they are not.
13. Maximum Numbers
Please note that except by prior arrangement confirmed in writing, only the number of persons specified on a booking confirmation may occupy a property. Most owners reserve the right to refuse admittance or revoke a Booking if this condition is not observed and you are unlikely to receive any refund.
13.1 The Owner reserves the right to sue the guest for any loss, damage or injury caused to the Owner, the Property or to other guests and/or their property. As Agent, we will have no liability to you in these circumstances.
13.2 The Owner only supplies the Property for domestic and private use. You agree not to use the Property for any commercial, business or re-sale purpose, and the Owner has no liability to you for any loss of profit, loss of business, business interruption, or loss of business opportunity. If you do wish to use the Property for a commercial purpose, you must contact Canopy & Stars prior to confirming your booking.
14. Group Bookings
Not all Owners accept Bookings for a single sex group (for example, a stag or hen party). Guests wanting to make such a Booking should check with us beforehand to enable us to check whether the Owner is prepared to accept the Booking. We will then advise you accordingly. In event that an Owner does not accept this type of Booking then it is with regret, that the Booking may be cancelled, and cancellation fees may apply. It is the Guest’s responsibility to enquire with Canopy & Stars and/or check on our website beforehand to make sure that this type of Booking is permitted.
15. Pricing
15.1 Canopy & Stars reserve the right to amend advertised prices at any time on behalf of the Owner. We also reserve the right to correct errors in both advertised and confirmed prices. Special note: changes and errors sometimes occur.
15.2 Rates are set per place in the currency specified by the Owner. Where this has been converted into the currency of your preference, until the payment stage this will be an estimation only, based on a recent exchange rate. The original rate will be displayed before you confirm your payment and you will be given the option of paying in your own currency at our guaranteed rate, or paying in your own currency and leaving the conversion and any associated fees to your card provider.
16. Information & Accuracy
The information and prices shown on this website are varied from time to time and may change between the time you first view a property and make a Booking. You should check that all the details are as you expect prior to making a Booking. It is always possible that, despite our best efforts, some of the properties (including the features and extras available) may be incorrectly described and/or priced. If we discover this is the case after you have made a Booking, we reserve the right to contact you with details of the correct information and/or pricing and will give you the option to:
(1) proceed with the Booking based on the correct information and/or pricing, which may require the payment of an additional amount by you
OR
(2) subject to availability, change your booking dates to dates when the pricing can be honoured and so no additional charge to you. In the event that a lower price can be offered for alternative dates then the difference would be refunded
OR
(3) cancel the Booking. If we do not receive your instructions within 5 days of contacting you, we reserve the right to cancel your Booking without liability to you.
17. VAT
Many of the Owners of properties in the Canopy & Stars portfolio are not registered for VAT in which case no tax is payable. Where VAT is payable, the tax is included in the advertised holiday rental price. If the rate of VAT changes between the date of the Booking and the date of the stay, Canopy & Stars may adjust the rate of VAT that you pay, unless you have already paid for the Booking in full before the change in the rate of VAT takes effect.
18. Visa, passport and health requirements
Unless you tell us otherwise, we assume that all members of your party are British citizens who hold or will hold full British passports valid for the entire duration of the international Booking. Information on visa, passport and health requirements, where given and applicable, is so given on this basis. Requirements may change and you are therefore strongly recommended to check the up to date position with the Owner of the Booking, Passport Office, appropriate embassy or consulate or your doctor as applicable in good time before the commencement of your holiday. Prior to international travel it is your responsibility to check whether it is safe to travel by visiting the FCO website www.gov.uk/foreign-travel-advice.
19. Governing Law and Jurisdiction
These terms and conditions have been drafted in accordance with and are governed by English law and the courts of England and Wales have exclusive jurisdiction in relation to any and all disputes arising out of these Agency Terms & Conditions.
20. Discrepancies
In case of a discrepancy between these Agency Terms & Conditions and any other Canopy & Stars literature, these Agency Terms & Conditions shall prevail.
21. Validity clause
In the event that a court finds that a condition in these Agency Terms & Conditions is illegal or void, the illegal or void provision will be severed from the remainder of the Agency Terms & Conditions, which will continue to be valid and have full force and effect.
22. Events beyond an Owner or Agency’s control
If an Owner or Canopy & Stars is prevented or delayed from complying with any of their respective obligations under these Agency Terms & Conditions or a contract for a Booking due to events or circumstances beyond their reasonable control, the inability or delay in performing those obligations will not be treated as a breach of these Agency Terms & Conditions or a contract for a Booking. Examples of such events or circumstances include fire, flood and other acts of God, strikes, trade disputes, lock outs, restrictions of imports or exports, riot, accident, disruption to energy supplies, civil commotion, acts of terrorism or war, pandemic (including Covid-19), any national/local/regional government restrictions.
