Children are welcome. Well-behaved dogs may be brought as long as they are kept on a lead when outside the cabin.

A cosy, private nook with a big Chesterfield sofa and shelves of books. Perfect for a couple, perhaps even better alone...

Walk up the path to Balleswidden Cabin and you will feel like you've discovered an uninhabited island, where your time is your own to parcel out as you see fit. Outside, the cabin looks like a funky shack, perhaps home to a family of surfboards - but inside, it surprises you at every turn with stylish luxury. Originally built as a writer's lodge, it’s stocked with shelves of books which you’re welcome to swap in and out, and a big, red leather Chesterfield to curl up on. Make fire in the wok on the deck and sizzle something for dinner, or enjoy the setting sun with a glass of something chilled. Up a wooden ladder, and tucked under the eaves, is a mezzanine bedroom perfect for two to snuggle into (but not stand up in!). The bathroom is minty and relaxing with a full-size claw-foot tub and plenty of gushing hot water. Through here, there's a small single room for a child (the bed is a snug 2ft wide).

The cabin faces south, and traps the light all day long, flooding the airy, high-ceilinged living area with sunbeams. Set in a private garden shaded with willows, there is a timeless, still quality to this place, and so peaceful you can almost hear the greenery growing. From the deck, you have uninterrupted views over the wild moors and down to the Long Ships off Land’s End, the very tip of Britain. If you know what you are looking for, you can even tell what the surf will be like that day. Wild and wonderful is the only way to describe this part of Cornwall, known for its ruined tin mines, ancient wells and standing stones, enchanting fishing villages and dramatic coastline of high cliffs and long, golden beaches... there's so much to do, from surfing to seafood, and Kate, the owner, provides plenty of good advice.

We had the most amazing stay @ Balleswidden, the cabin was absolutely stunning - a home from home! The location was rural but in short distance to all the sights we wanted to see, we had amazing weather even though the rest of the U,K didn't, we saw seals and explored Cape Cornwall - A true family break.



What a fantastic little cabin! We've voted this our number 1 C&S weekend bolthole. With lovely views, near to the delightful and unspoilt St Just, this cabin was the perfect size but it was the little touches, the homeliness of the place, that made it so special. Some places are lovely but rather small. This was the perfect size for a couple for the weekend. Shelves of books to read, plenty of wildlife to watch - or go to the coast just a couple of miles away. Friendly host and people in the area were also super friendly. I would happily return.

Such a gorgeous place. We had a really lovely couple of days there, turning off from hectic normal life and luxuriating in reading together by the fire, taking long baths, and loads of stunning places nearby to walk, eat, drink cider and while away the afternoon.



Very delightful cosy cabin in a great location near Lands End. Easy access to good walks (esp. SW coastal) and beaches. Nice to be greeted by a delicious collection of goodies on arrival (cheese, milk, butter, brownies and cherry vodka!) and a friendly owner to sort out boilers etc. There is a lovely roll top bath to wallow in after a good long walk... recommended for a quiet get away.



This weekend was exactly i needed. A lovely getaway to recharge my batteries.



A fantastic stay. We stayed for 2 nights and we adored the romantic, quirky cabin. We didn't arrive until it was dark and quickly lit the fire and settled down to our wine, cheese, fire and soft music. The owners had left some cheese, cider, pickle, crackers, milk and jam which was a lovely touch. The cabin was near to good costal walks with amazing scenery. We ate out at the local pub on the Saturday evening but wished we had good some food and stayed at the cabin as we wanted to make use of it as much as possible. We will always remember this very special place.



It was such a quiet lovely cabin , the hamper on arrival made it feel so special. The location is perfect, st just and the surrounding villages have excellent walks and pubs, we even went surfing. We thoroughly enjoyed getting away from it all in the secluded paradise that Balleswidden has to offer.



Kate made our stay at the cabin really special, the hamper and roaring fire upon arrival was extremely welcoming. The cabin was cosy, quaint and held so many treasures from the vintage trinkets to the wide variety of books. Great places to visit nearby included Land's End, Cape Cornwall and Sennan Cove. St Just town was lovely, had a delicious meal at the King's Arms. We will definitely visit again and as this visit was for our honeymoon it will always hold a special place in our hearts.



The holiday on a whole was amazing in Penzance, with such incredibly scenery both inland and coast. The making of it was this cabin, we were made to feel so at home and everything was thought of to the tiniest of details, in accommodating guests in the cabin. The creative touches and personal flare made it like a treasure trove, always something to intrigue or inside. Down to the variety of literature shelved throughout, and the welcoming book with tips or suggestions helped us make the most of our excursions, then coming back to a log fire and drinks on the decking overlooking lands end and the stunning wild moors. We can both say that the cabin was the highlight, we really did not want to leave and are already planning a return



Fantastic cabin in a peaceful location. Secluded enough to have a relaxing break but still easy to visit nearby places. The welcome basket was a nice touch. Just made it up the farm track in a mini r53!



Had an awesome time in Cornwall staying at the Balleswidden Cabin. The cabins location was central to all the places we wanted to visit in Cornwall during our stay. The cabin itself was awesome just like a home from home but without the TV. It is so peaceful there and so dark at night you see every star in the sky.



It was wonderful. The cabin was absolutely perfect and tucked away in such a way that made you feel completely on your own. You can really feel the care and love put into the cabin. Even down to the books that have obviously each been chosen by hand. Everything you could need is there, and the little hamper and lit fire on arrival was lovely. Also the hand written guide to the cabin was a great touch and incredibly helpful, especially the suggestions from previous guests. We had some lovely visits from the very friendly cats but other than that we didn't really see anybody. Just perfect. Finally the bath tub was amazing!! Even the mirror in front of the bath tub is the perfect height (great if you bring along a face mask like I did)



My partner, our flat coat retriever and I had a truly magical time staying at Balleswidden Cabin. It was very romantic, snuggled up on the sofa before the beautiful log burner. Such a cosy place, had a wonderful relaxing time. The drive up the lane was a little bumpy but still managed it in a little Fiat 500! Kate made us feel so welcome, with a lovely hamper of food on our arrival and the log burner already lit. I would definitely recommend this place if you want to chill out completely and enjoy a lovely peaceful time!

Balleswidden cabin was so relaxing. A home from home within easy reach of lots of amazing days out. Minack theatre, lands end plus lots of little sleepy coastal villages to wonder around. The best holiday I have had in a very long time. We were very sad to leave the little piece of heaven that is the cabin. Would recommend to anyone, so long as you don't mind heights and have no trouble with climbing a ladder to go to bed. We loved it!

The cabin was really much larger than I had expected, more like a house than a cabin, with space galore and everything you could need to use and borrow during your stay. It was a very personal place, with the owner having taken lots of trouble to think of every last detail - you could have arrived without anything and would have needed nothing. The kitchen was stocked with all sorts of amazing and special hand-picked goodies that kept me happy for days - the views and surroundings were magical and I spent hours just looking. It felt cut off from anything and, thanks in part to the log burner in the corner, was incredibly cosy even on the wettest of days! Katy gave us a lovely, friendly welcome and made sure we were set up for the weekend. The hamper that greeted us was full of Cornish treats and equipped us well for a snack on the Friday night and a tasty breakfast the first morning. The kitchen had everything we needed to cook in and the mezzanine bedroom was so snug we never failed to get a good nights sleep. The cabin is so comfortable, well equipped and lost from the rest of the world that we felt sad to leave and would have been quite content to remain locked up there for a full week! I would happily recommend this little retreat to anyone."

At the cabin

Eat alfresco on the deck! The fire wok means you can cook whist watching the sun sink over the Atlantic. There's a library of inspirational books, cards, traditional board games and even a TV & DVD player (optional, of course).

Romance at Balleswidden: honeymoon here, or celebrate a special occasion in style! On top of the usual welcome treats like homemade bread, arrive to chilled Champagne with cassis, chocolate strawberries and a bouquet, and, of course, a bed strewn with rose petals. You'll also receive pampering bath salts and massage oils, and either a luxury local seafood hamper (lobster, crab, smoked salmon...) or the local artisan butcher's BBQ hamper. Out & about

The cabin is situated in some of the most stunning coastlines in the world near to Lands End and Cape Cornwall, where three oceans collide. The granite cliffs, wild moors and stunning beaches make it the perfect place to explore on foot or by bike.

St Just is an old mining town, the most westerly town in England and is within walking distance of the Cabin. From the Cabin you can also walk up to Sancreed beacon and look over all of West Penwith, taking in St Michaels Mount and Lands End in one panaromic view. From there you can walk to the ancient well at Sancreed. The well is underground and reached via a short flight of moss covered steps. Around the well can be seen the coloured ribbons and votive offerings hanging from the trees. Close to the well is the remains of a small chapel.

West Penwith peninsular as a whole is a venue full of wonder to explore, rain or shine, looped by the famous Cornish Coast Path. There are so many places to see in West Penwith: tiny fishing villages; small mining towns...  The most famous are St Ives (which can get very busy in summer time) and Mousehole. A good way to approach is on the St Ives Bay Railway Line, boasting 'the most scenic route in the country' and running all year round.

If  you walk from Cape Cornwall and head north you will pass some more stunning costal countryside, ancient sights and tiny fishing coves. Watch out for the peregrine falcons and seals along this stretch of coast. There is a little-known natural sea pool that you can stop off at for a swim in Tregeseal before making your way to Botallack, a ruin of old mines perched on an rock out to sea. If you head inland to the village from here, you will find the Queens Arms, which does good pub food.

Sustainable fishing trips for mackerel, bass or crab can be arranged with a local fisherman from Mousehole.

The lack of light pollution at Balleswidden means you can lie outside next to the FireWok and look at the Milky Way, watching for shooting stars.

The walk west from Cape Cornwall towards Land’s End will lead through the incredibly beautiful beaches of Gwenver and Sennen which are excellent for relaxing and surfing.  You can hire surf boards and wetsuits or go the whole hog with a half-day session at Smart Surf School.

Sirens Surf is an all-girls surf school run by local wave-rider Jessica Cox. Have a great time on a board whilst learning the ropes for a discounted rate which can be arranged by Kate.

You can also take a wild food taster walks with local gourmets Fat Hen, foraging for your own dinner.

Rainy Days

Rainy days are the prefect opportunity to light a fire, get cozy and snuggle up for the day. There are tons of books to read in the cabin as well as games like chess and backgammon for if you're feeling competitive. There is a TV and DVD player and you will have access to the local video library via Kate's code as well as unlimited downloads if you wish to watch a film on your laptop.

This would be the perfect time to order a private Yoga session with Leif Olson, or even a massage (ask Kate to arrange).

If you do wish to go out you can visit The Tate in St Ives. Take the Cost road from St Just, One of the beautiful drives in Europe where you can stop off at The Tinners in Zennor for a pint on your way home. In Zennor you can also find the carvings of the mermaid at the beautiful church.

St Just has a lovely dog friendly book-shop-café, The Cook Book where you can while away some rainy time.

Penzance has plenty of art galleries, museums, shops and cafés as well as Merlin Cinema for a rainy day matinee.

Food & Drink

At the cabin


A hamper will be provided on arrival, with varying contents. Honey from Kate's own bees, and free range eggs from the rare breed chickens are a staple. There's also homemade blackberry jam, artisan bread, local cheese, milk, tea, and coffee. 

Kitchen basics like oil and spices and some dried goods are provided so you can cook for yourselves and not have to rush around for supplies! You have the option to contact Kate in advance for any bits of shopping or veg boxes you would like to order (payment on arrival) and with enough notice, a home-cooked breakfast or evening meal may be cooked on the farmhouse Aga.


The nearest shop is in St Just - around 20 minutes walk from the cabin. Sennen Farmer’s Market is every Tuesday with tons of local produce and the now famous (and not just locally) Sarah's Chilli Relish.

Pubs & restaurants

The Star, St Just Within walking distance. This is a real, traditional pub and very much worth a visit for a pint - Captian Jack Sparrow (ok, Johnny Depp) has even been known to frequent it...

The Kings Arms, St Just  Situated in the town square, a 20 min walk from the Cabin. This is a good pub for food!

The Tinners Arms, Zennor A drive away, but a real must. This part of the coast is beyond stunning, so make a day of it. This pub won Alastair Sawday's "Special Places" Authentic Pub Award 2006 "Cream of the Crop"!

The Cape Cornwall Golf Club This is a further 15 mins from St Just towards Cape Cornwall and has a good reputation for food.

Meet your hosts


Kate moved to Cornwall in 2003 from London with the intention of writing a book, but, finding herself homeless, she ended up building this cabin instead. With no experience and having made a snap decision, it was a brave move. But eventually her creation evolved into a very quirky, original and beautiful space, perfect for writers or artists, fulfilling its original purpose as a working retreat. The library of inspirational books, a worn chesterfield, a real fire for cool evenings and stunning views over the moors and sea make Balleswidden Cabin a great place for inspiration and reflection, for non-writers-and-artists too.

It's a place that is very dear to her heart, and Kate says, "The cabin floats over a sea of bracken almost like a ship becalmed on a green ocean. It's also perfect for lovers - I don't know what that says about me!" She loves to share it with guests and will always leave a treat of some kind to welcome you.

The chickens will make their way down to you most days in search of treats. (They love spaghetti or rice best.)

Wildlife & Environment

There is plenty of local wildlife to spot. A pair of breeding buzzards nest on the land, and they and their offspring can be seen most days hunting over the cabin, sometimes flying low enough to touch. The land is sensitively managed and has been left untouched since Balleswidden Mine closed in 1875. Its owners are careful not to over-cultivate, making it a haven for local wildlife: there are slow worms, lizards, weasels and peregrine falcons, and in the summer, the many wildflowers attract hundreds of butterflies. The wood inside the cabin is mostly salvaged from the old house and the wooden floorboards were swept up onto the beach from a local shipwreck. 

Getting there

The Count House, Balleswidden, St Just, Penzance TR19 7RY

By car

Head to Penzance along the A30. When you get to Penzance, continue along the A30 towards Lands End until you get to Mount Misery Roundabout (at the top of a hill). Here you take the A3071 towards St Just. Carry on following this road. You will pass a village called Newbridge. Carry on for another 3 miles until you get to a crossroads at the bottom of a hill, where you'll turn left towards Sancreed. (There will be lots of other turnings to Sancreed but don’t take any but the one at the crossroads!) Then take the first left along a rough farm track. At the end of this track you will come to a fork. Take the left hand fork, and park in front of a cream coloured farm house. Facing the farmhouse you will see a small grass track leading off to the left. Follow this track until you reach the Cabin. If you'd prefer, you can park at the farmhouse and walk up the grassy track, approx 200m, to the cabin while Kate drives your luggage up. 

Please be aware, the rough farm track is accessible, though better taken in a 4x4, and may not be suitable for certain cars.

The Canopy & Stars online booking system enables Guests to make Bookings 24 hours a day. A Booking is confirmed on receipt of a 25% non-refundable deposit for all Bookings with check in dates of more than 10 weeks away. For all Bookings that have a check in date of less than 10 weeks before check in, payment for the Booking will be required in full and the entire Booking will be non-refundable. The Canopy & Stars telephone booking line is open Monday to Friday 9am to 6pm. When using the online enquiry form, for those Properties without online booking, please allow 24 working hours for us to contact you by telephone to confirm the Booking. If we are unable to reach you by phone we will attempt to contact you by email. We will contact you during Canopy & Stars working hours (Monday to Friday 9am to 6pm). Online or email enquiries will be dealt with in the order they are received, but please be aware that we cannot guarantee reservation of your selected dates until the receipt of suitable payment. Therefore, if possible, we do recommend that you book on the Canopy & Stars website using the online booking system.


1. Booking and payments


1.1 In order to confirm your chosen Booking, you must pay a non-refundable deposit as required by the Owner of the Booking in question (or full payment if booking within 10 weeks of the date of your check-in).


1.2 Your Booking is confirmed and a contract between you and the Owner will exist when we receive payment of the deposit and send you a booking confirmation on the Owner’s behalf. This booking confirmation will normally be sent out within 24 hours in the case of email and seven working days in the case of post, and will contain the details of your Booking and of payments made and due. If you have not received your booking confirmation within the specified time, please notify us as soon as possible by email ( Please check your confirmation carefully and report any incorrect or incomplete information to us immediately. As we act only as booking Agent, we have no responsibility for any errors in any documentation except where an error is made by us.


1.3 We're sorry for any inconvenience, but payments can only be made by credit and debit cards. A 2% surcharge will be applied to credit cards. We do not accept American Express, cheques or cash.


1.4 Where a deposit has been paid, full balance payment will be due 10 weeks in advance of your check in date and a reminder will be sent to you two weeks prior to this date, where applicable, by email. We automatically take the balance payment using the same card as used to make the deposit payment. It is your reponsibility to advise us if we should use a different card and to contact us by telephone (0117 204 7830) to arrange for alternative payment method. If the balance payment does not successfully go through as there is a problem with your card, such as it expiring, then we will contact you to try and take alternative payment. If we have been unable to take payment after two weeks of the balance due date, then with regret, we will notify the Owner who may cancel your Booking.


1.5 Except where otherwise advised or stated in the booking conditions of the Owner concerned, all monies you pay to us for a Booking will be held on behalf of the Owner(s) concerned.


1.6 Credit Card payments are processed via Alastair Sawday’s Publishing Co. Ltd who provide merchants services facilities to Sawday’s Canopy & Stars Ltd.


2. Cancellation and Amendment by You


2.1 Any cancellation or amendment request must be sent to us by email ( and will be considered and responded to within one working day of receipt. You are also advised to confirm all changes to our Customer Services Department by calling 0117 204 7830. Please ensure that you have received written confirmation of any changes to your Booking prior to travel. Whilst we will always try to help, we cannot guarantee that such requests will be met.


2.2 Amendments and cancellations can only be accepted in accordance with the booking conditions of the Owner of your Arrangements. The Owner may charge the cancellation or amendment charges shown in their booking conditions (which may be as much as 100% of the cost of the Arrangements and will normally increase closer to the date of departure). The Owner may charge cancellation or amendment charges in accordance with its own booking conditions, however for the sake of convenience only, we have outlined the Owner’s charges at clause 2.3 and 2.4 below. Please note that these are the Owner’s own cancellation and amendments charges, not Canopy & Stars’, and therefore the Owner may vary their charges as they wish, without notice to us. The correct charges will be notified to you at the time of your cancellation or amendments.  


2.3 Owner’s General Cancellation Charges:

2.3.1 Cancellation by you at any time will result in your deposit being forfeited, as all deposits are non-refundable.


2.3.2 All monies paid for a holiday (deposit and balance) are non-refundable within 10 weeks before check in date.


2.3.3 Cancellation of any holiday after it has been paid in full and at a date 10 weeks or more in advance of your check in date, will result in forfeiture of your deposit (or an amount equivalent where one was not paid as the holiday was paid in full) and the balance being returned to you. 


2.3.4  Cancellation insurance is available but will be a third party arrangement and not involve Canopy & Stars or the Owner in any way.


2.4 Owner’s General Amendment Charges:

2.4.1 Alterations to your Booking can only be made more than 10 weeks prior to the check in date, after which time alterations will be treated as cancellation. All alterations are subject to availability and may incur a £30 adminstration fee.


2.4.2 Differences in the total amount payable resulting from alterations will be refunded to you in the case of a decrease in price and paid by you in the case of increases in price.


Special note: Generally Owners will charge the above cancellation and amendment charges, however we must stress that these are a guide only and charges may differ from those shown here depending on the Owner. The exact charges will be notified to you by the Owner at the time of cancellation and/or can be found in the Owner’s own booking conditions which are available from the Owner on request.


3. Changes and Cancellations by the Owner

We will inform you as soon as reasonably possible if the Owner needs to make a significant change to your confirmed Arrangements or to cancel them. We will also liaise between you and the Owner in relation to any alternative Booking offered by the Owner but we will have no further liability to you.


4. Complaints

Because the contract for your Booking is between you and the Owner, any queries or concerns should be addressed to them. In the event that you have any complaint about your stay, please notify the Owner as soon as possible. If you don’t follow this procedure there will be less opportunity for the Owner to investigate and resolve your complaint and so make your stay as enjoyable as possible. Delays may also mean that amount of compensation you may be entitled to may be reduced. Whether or not your complaint is dealt with satisfactorily, please also contact us as we appreciate all feedback. It’s important to us and the Owner to know that you’ve enjoyed your stay or if anything could have been improved.


5. Pricing

Canopy & Stars reserve the right to amend advertised prices at any time on behalf of the Owner. We also reserve the right to correct errors in both advertised and confirmed prices.Special note: changes and errors sometimes occur.


6. Information & Accuracy

The information and prices shown on this website are varied from time to time and may change between the time you first view a property and make a Booking. You should check that all the details are as you expect prior to making a Booking. It is always possible that, despite our best efforts, some of the properties (including the features and extras available) may be incorrectly described and/or priced. If we discover this is the case after you have made a Booking, we reserve the right to contact you with details of the correct information and/or pricing and will give you the option to:

(1) proceed with the Booking based on the correct information and/or pricing, which may require the payment of an additional amount by you;


(2) subject to availability, change your booking dates to dates when the pricing can be honoured ad so no additional charge to you. In the event that a lower price can be offered for alternative dates then the difference would be refunded;


(3) cancel the Booking. If we do not receive your instructions within 5 days of contacting you, we reserve the right to cancel your Booking without liability to you.


7. Our Responsibility for your Booking

Your contract is with the Owner and its booking conditions apply. As Agent, we accept no responsibility for the actual provision of the Booking. Our responsibilities are limited to making the Booking in accordance with your instructions and acting properly in accordance with our legal duties as an Agent. We accept no responsibility for any information about the Booking that we pass on to you in good faith. However, in the event that we are found liable to you on any basis whatsoever, our maximum liability to you is limited to twice the cost of your Booking (or the appropriate proportion of this if not everyone on the Booking is affected). We do not exclude or limit any liability for death or personal injury that arises as a result of our negligence or that of any of our employees whilst acting in the course of their employment.


8. Pets

Not all properties accept pets. If you wish to take your pet on holiday, please advise us before booking and we can check whether pets are accepted at the property. You must obtain the prior consent of the Owner before taking any pets to the property. A nightly charge may be made by the Owner for each pet and additional terms may apply.


9. VAT

Many of the Owners of properties in the Canopy & Stars portfolio are not registered for VAT in which case no tax is payable. Where VAT is payable, the tax is included in the advertised holiday rental price.


10. Visa, passport and health requirements.

Unless you tell us otherwise, we assume that all members of your party are British citizens who hold or will hold full British passports valid for the entire duration of the Arrangements you chose to purchase. Information on visa, passport and health requirements, where given and applicable, is so given on this basis. Requirements may change and you are therefore strongly recommended to check the up to date position with the Owner of the Booking, Passport Office, appropriate embassy or consulate or your doctor as applicable in good time before the commencement of your holiday.


11. Insurance

You are strongly recommended to take out personal travel insurance for all members of your party. It is your responsibility to ensure that the insurance you purchase is adequate and appropriate for your particular needs. Please read your policy details and take them with you on holiday.


12. Special requests

If you have any special requests (for example dietary requirements, cots or room location), please let us know at the time of booking. We will pass on all such requests to the Owner, but unfortunately, we can't guarantee that they will be met and we will have no liability to you if they are not.


13. Group Bookings

Not all Owners accept Bookings for a single sex group (for example, a stag or hen party). Guests wanting to make such a Booking should check with us beforehand to enable us to check whether the Owner is prepared to accept the Booking. We will then advise you accordingly. In event that an Owner does not accept this type of Booking then it is with regret, that the Booking may be cancelled and cancellation fees may apply. It is the Guest’s responsibility to enquire with Canopy & Stars and/or check on our website beforehand to make sure that this type of booking is permitted.


14. Maximum Numbers

Please note that except by prior arrangement confirmed in writing, only the number of persons specified on a booking confirmation may occupy  a property. Most owners reserve the right to refuse admittance or revoke a booking if this condition is not observed and you are unlikely to receive any refund.


15. Your Responsibilities

Please note that you have a contract with the Owner of the property. As such you are under a responsibility to behave in a proper, appropriate and legal manner whilst staying at the property with due respect to the Owner, the Property and other guests and their property. You are responsible for informing the Owner of any losses or damage to the property as soon as possible. Please note that you will be liable to pay the Owner for any losses or damage to the property caused by you or a member of your party (except reasonable wear and tear). Some Owners will also require damage deposits. You must also leave the property by the check-out time specified on your booking. If any guest behaves inappropriately or improperly (of which the Owner will be the final judge on their Property), or illegally, the Owner reserves the right to ask the guest and their party (at their discretion) to leave the Property before the end of the holiday period and/or refuse any future bookings from you.  Any refund for so doing will be at the entire discretion of the Owner. In addition, the Owner reserves the right to sue the guest for any loss, damage or injury caused to the Owner, the Property or to other guests and/or their property. As agent, we will have no liability to you in these circumstances. 


16. Governing Law and Jurisdiction

These terms and conditions have been drafted in accordance with and are governed by English law and the courts of England and Wales have exclusive jurisdiction in relation to any and all disputes arising out of these Agency Terms & Conditions.


17. Discrepancies

In case of a discrepancy between these Agency Terms & Conditions and any other Canopy & Stars literature, these Agency Terms & Conditions shall prevail.


18. Validity clause

In the event that a court finds that a condition in these Agency Terms & Conditions is illegal or void, the illegal or void provision will be severed from the remainder of the Agency Terms & Conditions, which will continue to be valid and have full force and effect.
