The important stuff

  • Check in time is 4pm
  • Check out time is 11am
  • Kids are welcome, but they will have to camp alongside the hut. There is a surcharge of £10 per night per camper and a limit of two people. Also, please be aware the the hut is designed for adults and there is a wood-burner and other things within easy reach of kids
  • Babies and toddlers are welcome to stay if they're sleeping in the double bed with parents. Alternatively, you can bring a travel cot but it'll be a bit of a squeeze and the table will need to be removed. To book a baby/toddler please call us on 0117 204 7830
  • There are holiday cottages on the farm and Holly and Andy live and work there. While the hut is in a more secluded area of the farm, you may not have the pool and other cottage facilities entirely to yourselves
  • There is solar lighting in the hut and a 1amp inverter in the hut, which can charge phones or laptops, but not run a hairdryer! There is an “info room”, shared with the holiday cottages, where you can use the internet
  • You are encouraged to recycle, the bins are a three minute walk away
  • Please bring towels for beach or pool use (those provided are for use in shower only). You can hire some if you’ve forgotten, for £3

Kids & Pets

Kids are welcome to camp alongside the hut (please bring your own tent) but The Hideaway Hut may be more suitable as the land is a lot flatter! Please see essentials tab for info on booking with a baby or toddler. One pet may be brought by arrangement for £15 per stay, but non pet lovers will never know they were there!

  • The loo and shower are over a stile in the neighbouring Bathroom Hut. The shower is instantly hot with a mirror and basin and a drying rack and hooks for clothes and towels.
  • The unit is heated by a wood-burner to keep it toasty in the winter.
  • The loo is a separating composting toilet, please sit down to use, both ladies and gents! (the separation makes it work).
  • On the outside of the same unit is a sink in a covered area for washing up or washing hands.

  • All linen is provided including towels, which are for use in the shower, but not at the beach! Swimming towels can be hired for £3.


  • Cards and plenty of local information are in the hut
  • You are welcome to use the pool (open mid-may to beginning of October), tennis court and games room that the cottages share.
  • Try the on-site riding school for lessons and some great hacking in the woods below the farm


At Treworgey Farm

The Pool, tennis court, games room

You share all of the above with the holiday cottages on site. Please use your own towels for the pool, not the ones from the hut (or you can rent a swimming towel for £3). The games room has toys, a table tennis table and a pool table.

There is a licensed riding school at Treworgey. Riding lessons are offered and some supervised hacking for more advanced riders through the beautiful countryside around Treworgey, and across 100 acres of rolling farmland down to the Looe river below. This is rich in fauna and flora, and you can enjoy fantastic views. Riding is usually available on weekdays only, with the odd (very) exceptional weekend possible. Lessons are taken in the 60m x 20m outdoor area which has an all weather surface.

Beginners are warmly welcomed, as are the more experienced who want training in dressage and showjumping. The overall management of the yard is Linda's, who has the qualification of BHSII, and was a successful event rider in her youth.

Typical riding costs are £17.50 for a half hour private lesson, or a half hour shared with three others is £12.50 each. A one hour hack is £22 or a longer hack of about an hour and a half is £29. Groups are very small and teaching is generally one to one. If you or your children are pony or horse lovers, you will find it difficult to leave Treworgey. Guests are very welcome to bring their own pony or horse on a DIY livery basis. Lessons are available on your own horse or you can use our arena (free by arrangement) and there is great woodland hacking.

Places to visit

Magnificent Music Machines: Just down the road at St Keyne and accessible from the Looe Valley branch (train) line. Step back in time, with nostalgic sounds from the first half of the twentieth century. Entertainment for all the family, from a more relaxed era of Steam Trains, Austin Seven Cars and the Picture-Palace with it's Mighty WurliTzer Organ.

Porfell Wildlife Park and Sanctuary: Where the peace and tranquility of the Cornish countryside combine with the exotic world of wild animals near Liskeard.

The Monkey Sanctuary Trust: The Sanctuary near Looe is currently home to four species of monkey: woolly monkeys, ex-pet capuchins, patas monkeys and barbary macaques.

The cliff path is just down the hill from the Monkey Sanctuary and next door is a stone Labyrinth at Windsworth, an interesting walkers' diversion.

The Eden Project: This is an unforgettable experience in a breathtaking location; a global garden; a place of beauty and wonder.

Cornwall National Garden Scheme: Gardens open for charity with events and tours.

Cotehele House: A Tudor house with superb collections of textiles, armour and furniture, set in extensive grounds situated on the edge of the River Tamar.

Lanhydrock House: Magnificent late Victorian country house with extensive servants' quarters, gardens and wooded estate.

Antony House: Superb early 18th-century mansion set in parkland and fine gardens.

Heligan: A rediscovered and now famous garden inspired by Tim Schmidt (now of Eden fame). Quite a wonderful place giving real insight into how the garden was before the first world war. The original vegetable garden for the 'Big House' is now cultivated all year round. The Jungle area with enormous gunnera and ferns is a sight to see.

Trebah Gardens: Trebah has a huge jungle area as well as formal gardens, this leads down to the river Helford from where the American 29th Infantry division met to be taken for the landings at Dunkirk on D-Day.

The Garden House: Although not Cornish, but just over the border in Devon, The Garden house is exquisite and has been featured on TV several times

Trelissick: Trelissick is another National Trust garden near Truro at Feock. This is a tranquil tiered garden with panoramic views down to Falmouth and the open sea.

Pine Lodge: At St Austell is quite a special garden we often visit as it is good ALL year round. Extremely good homemade cakes in the cafe and excellent little nursery.

Boconnoc: beautiful private gardens open to the public on select days of the year, as well as events such as steam rally, craft fairs, sheep dog trials, endurance rides and more.

Port Eliot, St Germans: The Port Eliot Festival is summer's most original, inspirational and decadent garden party. Plus for certain parts of the year the house itself and grounds are open to wander.

English Heritage: English Heritage helps people understand, value, care for and enjoy England's historic environment. Several properties including castles open to visit in Cornwall

The Shepherd's Hut provides an ideal base for a walking holiday. There are so many beautiful walks in the district, including right from the hut and on the farm. You can even reach us by bus or train and then on foot and leave the car at home.

Food & Drink

At The Hideaway Hut - on site meals!

Holly & Andy invite you to shop and eat locally. If you'd like to order supplies for your stay, try the local delivery service for some top quality Cornish produce. There's also an on site meal service which can deliver a few choice things such as cream teas, quiches and salad suppers to the hut.

To order or find out what's going to be on the menu during your stay, please give as much notice as you can by emailing or calling Jane or Hannah (Jo's aunt and cousin) on 07794 743 416 or You can pay by cheque at the time. Deliveries are normally made daily, except Wednesday, but you can always have something made and delivered to the fridge.

Cooking for yourself

On arrival, fresh flowers and tea, coffee, milk and Cornish clotted cream biscuits will be waiting for you. Plus a taster bottle of delicious award-winning apple juice from Cornish Orchards just up the road. And eggs if the chickens are kind enough to be laying! There is a stock of basic supplies in the hut including things like salt, pepper and spices, plus some camp cooking recipe books!

There is a gas ring cooker, a firebowl and a cool box for refrigeration of the overnight essentials, plus a proper fridge 20m away.

Pubs, restaurants & shops

Duloe Community Shop: the village shop is now run by the community and stocks a good range of provisions as well as excellent local veg, newspapers etc. Please support it! Open Monday - Friday 8am-5pm (shut for lunch 1-3) and Saturday 8am-1pm.

If you just can't stand to have any more gorgeous home-cooked food delivered to your door, or to have one more marshmallow toasted over the fire-bowl, try out some of the surrounding eateries:

The Plough in Duloe: Good local pub food, delicous sparkling Cornish Orchards cider on tap (from across the valley) a proper village pub, and dog-friendly if you ask in advance too. Plus you can walk home along the lanes and down the track to Treworgey (30-40 mins on the way there - uphill, and 20-30 mins back - downhill!)

Cornish Orchards: Just up the road towards Duloe on the right. The delicious apple juice that welcomed you is from here and their little shop sells their various juices, ciders, chutneys, honey, sauces etc. To sample their delicious sparkling 'champagne of ciders' visit the Plough up the road in Duloe or the Salutation in East Looe.

The Blue Plate: Delicious sea food and local meats and produce - food for any mood - at a great new restaurant run by renowned local chef Nick Barclay.

Trawlers on the Quay: Considered by many to be one of the best seafood restaurants in Cornwall, with a relaxed atmosphere and a lovely location on East Looe Quay

Rick Stein's Restaurants: There are four restaurants in Padstow where you can try his food, The Seafood Restaurant , St Petroc's Bistro , Rick Stein's Café and Stein's Fish & Chips . Plus a pub in St Merryn called The Cornish Arms.

Fifteen Cornwall: An inspiring restaurant started by Jamie Oliver in a stunning location at Watergate Bay.

Trewithen Restaurant: In pretty Lostwithiel. Delicous locally-sourced food, extensive wine list, great for dinner and their lunch specials are just as delicous and kinder to the wallet!

Couch's Great House Restaurant: Situated in the quaint fishing village of Polperro.

Barclay House: One of the best restaurants in Looe in a hilltop location with great river views.

The View at Whitsand Bay is light and modern with delicious local produce from sea food to meat and when they say 'The View' they really mean it - right out to sea from high on the cliffs at Whitsand Bay.

Squid Ink: Another tiny tasty seafood option in the windy back streets of East Looe.

The Crown at Lanlivery: Ancient Cornish pub serving really good pub food. Near Lanhydrock.

A greener hideaway

Hideaway Huts is first and foremost a comfy, cosy, magical place. But there is also a dedication to sustainable use ofproduce, land and resources at the very heart of the farm. You’ll be pleased to know that there are many green issues that aren’t so much a consideration when you are staying in the shepherd’s hut: in fact in many ways you’ll be so comfortable that you’ll barely notice you’re experiencing a ‘greener’ holiday, but for more information, read on...

Heating Energy

You don’t need to worry too much about conserving heating energy. Your hut is insulated so you should feel cosy, but for chillier weather the efficient log burner provides sustainable, excellent heat – and a romantic atmosphere to boot! There are instructions provided to enable you to get the most efficient, green and practical use out of your log burner – such as how to create a fire at night that will still be providing you with hot embers in the morning. Plus, rather than reach first to throw another log on the fire, if you close the curtains and the windows you will keep things even toastier (and less energy-wasteful).

Solar and other energy issues

There are no high energy appliances such as dishwashers to worry about excess energy use, or electronics to leave on standby wasting energy – your lighting is provided by solar power so while you are requested not to leave it on when you go out, it is very efficient to use and from a natural energy source too.

Water Efficiency

There's no water problem at the farm, and if everyone is sensible about water use things will hopefully stay that way. Someof the concerns have been taken away for you; Your loo uses a waterless system. Please make sure you use it properly or it doesn’t work! – Both ladies and gentlemen please sit down to use the loo – it works by a system of separation and won’t work at all if things get mixed up, worse still it will become stinky! You have a shower rather than a bath so provided you don’t spend hours singing away in there - you will be conserving water that way too. As part of their efforts to be greener, Jo & Alec offer the use of their (clothes) washing machine only for guests staying for a week or more. They have their own water supply there too – no need to buy plastic bottled water, why not drink the lovely chlorine-free stuff from under Treworgey’s fields? All you really need to do is to remember to turn taps off when you’ve used them.

Waste, Composting and Recycling

Please recycle as much of your waste as possible. There are designated recycling bins for cardboard, paper, tins/cans, plastics and glass just at the other end of the riding arena. Please also feel free to compost your green waste – there are composters. And better still any tasty carrot or apple peelings or cores will find a very willing home in the belly of their pet pig Demelza or the pet goats and ponies. (Please don’t feed them anything other than a few bits of carrot or apple without checking first.)

Getting there

Treworgey Farm, Duloe, Liskeard, Cornwall, PL14 4PP

By public transport

The closest station is Sandplace station which is on the branch line between Liskeard and Looe. The farm is about a mile up the hill from there, probably about 15 minutes to walk. Or if you give Alec & Jo some warning and they are around they could pick you up.

Liskeard is the closest main line station. 3 1/2 hours from London Paddington and about an hour and a half fromPenzance. Its also possible to get direct trains from many other stations.

By car - BEWARE Satnav, see below

Treworgey Farm is about half an hour west of Plymouth, near Looe. Make your way to the Dobwalls roundabout on the A38 - half an hour west of Plymouth, 20 minutes east of Bodmin.

On the roundabout turn into Dobwalls village. In the centre of Dobwalls turn right, signed Duloe, passing the Spar and the School as you leave the village. At the T junction in Duloe (4 miles later) turn right along the B3254 towards Looe. Leaving Duloe follow road round hard left corner, down the hill. You pass Cornish Orchards on the left and we are up the next lane on the right. There's a Treworgey sign at the end of the lane. If you get to the railway bridge you've gone to far! 

For the Hideaway Hut, you will come to stone buildings on either side of you and a slate sing saying ‘Treworgey’.  Please give Andy or Holly a call here and they’ll show you to the hut.

For the Lambing Hut, drive through Treworgey (old stone cottages on either side of you) and continue along the single lane for ½ a mile.  The next place on your left has a sign saying ‘Coombe’.  Turn in here and give Holly or Andy a ring – we’ll come and show you to the hut.

SATNAV - If you use satnav you might get there or you might not! We don’t recommend using it as there have been problems in the past. Please check that you're coming to the right place! The route it will take you may be a little quicker than the above route but it is narrower and involves a difficult turning. 

Booking Terms

Canopy & Stars low price promise
Book with us in confidence knowing you won’t find that place cheaper elsewhere. All of the prices we display are set and matched by our Owners. (In this world of foreign currency, we do have to say 'subject to exchange rates' for some of our European places.)

What does ‘from price’ mean?
Our ‘from price’ is based on a four night stay in low season and designed to help you to compare different prices across our collection. Some of our Owners vary their nightly rates and check in days throughout the year, so it may differ from the rate quoted below the calendar. It is quite common (although by no means universal) for places to charge a little more in peak season or for shorter stays, to cover changeover costs. Consider booking longer stays during the cooler months if you’re looking for the lowest nightly rates.

Agency Terms & Conditions

Except where otherwise specified, we Sawday’s Canopy & Stars Ltd Company No 09088366 of Merchants House, Wapping Road, Bristol, BS1 4RW act only as an Agent in respect of all bookings we take and/or make on your behalf. Sawday’s Canopy & Stars is part of the Alastair Sawday’s Group of Companies. We accept no liability in relation to any contract you enter into or for any services or arrangements you purchase (“Booking(s)”) or for the acts or omissions of any supplier(s) or other person(s) or party(ies) connected with any Booking. For all Bookings, your contract will be with the supplier of the Booking in question, and in most cases this will be the owner of the property you’ll be staying at (“Owner(s)”). When making your Booking we will arrange for you to enter into a contract with the Owner of the Booking. Your Booking with us is subject to these Agency Terms & Conditions and any specific booking conditions of the relevant Owner(s) you contract with. The Owner’s booking conditions may limit and/or exclude the Owner’s liability to you.

You may decide to make more than one Booking with us at the same time. The price charged in total for more than one Booking will always equal the prices charged separately for each individual Booking. All Bookings are available to be purchased separately at the same price as they are when more than one Booking is made. This means that any multiple Bookings do not constitute a package as defined in the Package Travel, Package Holidays and Package Tours Regulations 1992.

By making a booking, you agree that:-

  1. you have read these Agency Terms & Conditions and agree to be bound by them;
  2. you consent to our use of your information in accordance with our Privacy Policy;


  1. you are over 18 years of age and where there may be age restrictions in place, you declare that you and all members of your party are of the appropriate age.


The Canopy & Stars online booking system enables Guests to make Bookings 24 hours a day. A Booking is confirmed on receipt of a 25% non-refundable deposit for all Bookings with check in dates of more than 10 weeks away. For all Bookings that have a check in date of less than 10 weeks before check in, payment for the Booking will be required in full and the entire Booking will be non-refundable. The Canopy & Stars telephone booking line is open Monday to Friday 9am to 6pm. When using the online enquiry form, for those Properties without online booking, please allow 24 working hours for us to contact you by telephone to confirm the Booking. If we are unable to reach you by phone we will attempt to contact you by email. We will contact you during Canopy & Stars working hours (Monday to Friday 9am to 6pm). Online or email enquiries will be dealt with in the order they are received, but please be aware that we cannot guarantee reservation of your selected dates until the receipt of suitable payment. Therefore, if possible, we do recommend that you book on the Canopy & Stars website using the online booking system.


1. Booking and payments


1.1 In order to confirm your chosen Booking, you must pay a non-refundable deposit as required by the Owner of the Booking in question (or full payment if booking within 10 weeks of the date of your check-in).


1.2 Your Booking is confirmed and a contract between you and the Owner will exist when we receive payment of the deposit and send you a booking confirmation on the Owner’s behalf. This booking confirmation will normally be sent out within 24 hours in the case of email and seven working days in the case of post, and will contain the details of your Booking and of payments made and due. If you have not received your booking confirmation within the specified time, please notify us as soon as possible by email ( Please check your confirmation carefully and report any incorrect or incomplete information to us immediately. As we act only as booking Agent, we have no responsibility for any errors in any documentation except where an error is made by us.


1.3 Where a deposit has been paid, full balance payment will be due 10 weeks in advance of your check in date and a reminder will be sent to you two weeks prior to this date, where applicable, by email. We automatically take the balance payment using the same card as used to make the deposit payment. It is your reponsibility to advise us if we should use a different card and to contact us by telephone (0117 204 7830) to arrange for alternative payment method. If the balance payment does not successfully go through as there is a problem with your card, such as it expiring, then we will contact you to try and take alternative payment. If we have been unable to take payment after two weeks of the balance due date, then with regret, we will notify the Owner who may cancel your Booking.


1.4 Except where otherwise advised or stated in the booking conditions of the Owner concerned, all monies you pay to us for a Booking will be held on behalf of the Owner(s) concerned.


1.5 Credit Card payments are processed via Alastair Sawday’s Publishing Co. Ltd who provide merchants services facilities to Sawday’s Canopy & Stars Ltd.


2. Cancellation and Amendment by You


2.1 Any cancellation or amendment request must be sent to us by email ( and will be considered and responded to within one working day of receipt. You are also advised to confirm all changes to our Customer Services Department by calling 0117 204 7830. Please ensure that you have received written confirmation of any changes to your Booking prior to travel. Whilst we will always try to help, we cannot guarantee that such requests will be met.


2.2 Amendments and cancellations can only be accepted in accordance with the booking conditions of the Owner of your Arrangements. The Owner may charge the cancellation or amendment charges shown in their booking conditions (which may be as much as 100% of the cost of the Arrangements and will normally increase closer to the date of departure). The Owner may charge cancellation or amendment charges in accordance with its own booking conditions, however for the sake of convenience only, we have outlined the Owner’s charges at clause 2.3 and 2.4 below. Please note that these are the Owner’s own cancellation and amendments charges, not Canopy & Stars’, and therefore the Owner may vary their charges as they wish, without notice to us. The correct charges will be notified to you at the time of your cancellation or amendments.  


2.3 Owner’s General Cancellation Charges:

2.3.1 Cancellation by you at any time will result in your deposit being forfeited, as all deposits are non-refundable.


2.3.2 All monies paid for a holiday (deposit and balance) are non-refundable within 10 weeks before check in date.


2.3.3 Cancellation of any holiday after it has been paid in full and at a date 10 weeks or more in advance of your check in date, will result in forfeiture of your deposit (or an amount equivalent where one was not paid as the holiday was paid in full) and the balance being returned to you. 


2.3.4  Cancellation insurance is available but will be a third party arrangement and not involve Canopy & Stars or the Owner in any way.


2.4 Owner’s General Amendment Charges:

2.4.1 Alterations to your Booking can only be made more than 10 weeks prior to the check in date, after which time alterations will be treated as cancellation. All alterations are subject to availability and may incur a £30 adminstration fee.


2.4.2 Differences in the total amount payable resulting from alterations will be refunded to you in the case of a decrease in price and paid by you in the case of increases in price.


Special note: Generally Owners will charge the above cancellation and amendment charges, however we must stress that these are a guide only and charges may differ from those shown here depending on the Owner. The exact charges will be notified to you by the Owner at the time of cancellation and/or can be found in the Owner’s own booking conditions which are available from the Owner on request.


3. Changes and Cancellations by the Owner

We will inform you as soon as reasonably possible if the Owner needs to make a significant change to your confirmed Arrangements or to cancel them. We will also liaise between you and the Owner in relation to any alternative Booking offered by the Owner but we will have no further liability to you.


4. Complaints

Because the contract for your Booking is between you and the Owner, any queries or concerns should be addressed to them. In the event that you have any complaint about your stay, please notify the Owner as soon as possible. If you don’t follow this procedure there will be less opportunity for the Owner to investigate and resolve your complaint and so make your stay as enjoyable as possible. Delays may also mean that amount of compensation you may be entitled to may be reduced. Whether or not your complaint is dealt with satisfactorily, please also contact us as we appreciate all feedback. It’s important to us and the Owner to know that you’ve enjoyed your stay or if anything could have been improved.


5. Pricing

Canopy & Stars reserve the right to amend advertised prices at any time on behalf of the Owner. We also reserve the right to correct errors in both advertised and confirmed prices.Special note: changes and errors sometimes occur.


6. Information & Accuracy

The information and prices shown on this website are varied from time to time and may change between the time you first view a property and make a Booking. You should check that all the details are as you expect prior to making a Booking. It is always possible that, despite our best efforts, some of the properties (including the features and extras available) may be incorrectly described and/or priced. If we discover this is the case after you have made a Booking, we reserve the right to contact you with details of the correct information and/or pricing and will give you the option to:

(1) proceed with the Booking based on the correct information and/or pricing, which may require the payment of an additional amount by you;


(2) subject to availability, change your booking dates to dates when the pricing can be honoured ad so no additional charge to you. In the event that a lower price can be offered for alternative dates then the difference would be refunded;


(3) cancel the Booking. If we do not receive your instructions within 5 days of contacting you, we reserve the right to cancel your Booking without liability to you.


7. Our Responsibility for your Booking

Your contract is with the Owner and its booking conditions apply. As Agent, we accept no responsibility for the actual provision of the Booking. Our responsibilities are limited to making the Booking in accordance with your instructions and acting properly in accordance with our legal duties as an Agent. We accept no responsibility for any information about the Booking that we pass on to you in good faith. However, in the event that we are found liable to you on any basis whatsoever, our maximum liability to you is limited to twice the cost of your Booking (or the appropriate proportion of this if not everyone on the Booking is affected). We do not exclude or limit any liability for death or personal injury that arises as a result of our negligence or that of any of our employees whilst acting in the course of their employment.


8. Pets

Not all properties accept pets. If you wish to take your pet on holiday, please advise us before booking and we can check whether pets are accepted at the property. You must obtain the prior consent of the Owner before taking any pets to the property. A nightly charge may be made by the Owner for each pet and additional terms may apply.


9. VAT

Many of the Owners of properties in the Canopy & Stars portfolio are not registered for VAT in which case no tax is payable. Where VAT is payable, the tax is included in the advertised holiday rental price.


10. Visa, passport and health requirements.

Unless you tell us otherwise, we assume that all members of your party are British citizens who hold or will hold full British passports valid for the entire duration of the Arrangements you chose to purchase. Information on visa, passport and health requirements, where given and applicable, is so given on this basis. Requirements may change and you are therefore strongly recommended to check the up to date position with the Owner of the Booking, Passport Office, appropriate embassy or consulate or your doctor as applicable in good time before the commencement of your holiday.


11. Insurance

You are strongly recommended to take out personal travel insurance for all members of your party. It is your responsibility to ensure that the insurance you purchase is adequate and appropriate for your particular needs. Please read your policy details and take them with you on holiday.


12. Special requests

If you have any special requests (for example dietary requirements, cots or room location), please let us know at the time of booking. We will pass on all such requests to the Owner, but unfortunately, we can't guarantee that they will be met and we will have no liability to you if they are not.


13. Group Bookings

Not all Owners accept Bookings for a single sex group (for example, a stag or hen party). Guests wanting to make such a Booking should check with us beforehand to enable us to check whether the Owner is prepared to accept the Booking. We will then advise you accordingly. In event that an Owner does not accept this type of Booking then it is with regret, that the Booking may be cancelled and cancellation fees may apply. It is the Guest’s responsibility to enquire with Canopy & Stars and/or check on our website beforehand to make sure that this type of booking is permitted.


14. Maximum Numbers

Please note that except by prior arrangement confirmed in writing, only the number of persons specified on a booking confirmation may occupy  a property. Most owners reserve the right to refuse admittance or revoke a booking if this condition is not observed and you are unlikely to receive any refund.


15. Your Responsibilities

Please note that you have a contract with the Owner of the property. As such you are under a responsibility to behave in a proper, appropriate and legal manner whilst staying at the property with due respect to the Owner, the Property and other guests and their property. You are responsible for informing the Owner of any losses or damage to the property as soon as possible. Please note that you will be liable to pay the Owner for any losses or damage to the property caused by you or a member of your party (except reasonable wear and tear). Some Owners will also require damage deposits. You must also leave the property by the check-out time specified on your booking. If any guest behaves inappropriately or improperly (of which the Owner will be the final judge on their Property), or illegally, the Owner reserves the right to ask the guest and their party (at their discretion) to leave the Property before the end of the holiday period and/or refuse any future bookings from you.  Any refund for so doing will be at the entire discretion of the Owner. In addition, the Owner reserves the right to sue the guest for any loss, damage or injury caused to the Owner, the Property or to other guests and/or their property. As agent, we will have no liability to you in these circumstances. 


16. Governing Law and Jurisdiction

These terms and conditions have been drafted in accordance with and are governed by English law and the courts of England and Wales have exclusive jurisdiction in relation to any and all disputes arising out of these Agency Terms & Conditions.


17. Discrepancies

In case of a discrepancy between these Agency Terms & Conditions and any other Canopy & Stars literature, these Agency Terms & Conditions shall prevail.


18. Validity clause

In the event that a court finds that a condition in these Agency Terms & Conditions is illegal or void, the illegal or void provision will be severed from the remainder of the Agency Terms & Conditions, which will continue to be valid and have full force and effect.
