The important stuff

  • Check in time is from 4pm to 7pm.  If your lodge is ready before this time they will let you know when you call on leaving the M5.
  • Check out time is 10:30am on your day of departure.
  • There is parking space for two cars per lodge, but options for more can be discussed with the owners.
  • Kids and up to 2 dogs per lodge are welcome. There is a £25 supplement for each dog per stay and pets must be kept on a lead at all times.  This is payable at the end of your stay along with any Larder purchases. 
  • For toddlers and babies there is a change mat, a high chair, a toddler loo seat and removeable sides for the cabin bed to convert it into a cot.
  • There is a power point under the cabin bed.

Cedar wood hot tub for up to 6 - £60 for a one hour session
The hot tub is positioned on its very own deck above the lake, with views out across the valley towards the sea and setting sun. It is somewhat away from the lodges, on its own terrace, with its own changing room and outdoor shower. Choose from a one hour Friday sunset slot or 10am, 2.30pm, 4pm or sunset slot on Saturday/Sunday (sunset slots will vary throughout the season). Towels and iced fruit water are provided - prosecco, wine, beer & cider are available to purchase.

Kids & Pets

Kids and pets are both welcome. Max two dogs per lodge at £25 per dog per stay, paid at the end of your stay. Dogs must be kept on a lead at all times


  • Cosy woodburners
    Wood-burning stove with a generous oven and the stove top for heating kettles
  • The kitchen is fully equipped with kettle, cooking utensils, pots, pans, crockery, cutlery (including melamine for the little ones) and glassware, plus fresh herbs and essential condiments
  • Each lodge also has its own Kadai BBQ and picnic furniture situated on the hillside, above the lodge, with amazing views of the valley and sea. BBQ utensils are provided and BBQ baskets, which include Charcoal and marshmallows, are available to order
  • Each lodge has a small coolbox with ice bricks that can be replenished at any time from the freezer in The Larder. There is also a shelf within the Larder fridge for each lodge


  • The bathroom at Longlands
    Each lodge has its own en-suite shower cabin. Hot water is generated from a wood burning boiler within the shower room, which feeds the shower, basin and kitchen sink. Your hosts provide towels, bath mat and a range of natural aromatherapy bath products including shower gel, shampoo, conditioner and body lotion. They even provide beach towels!
  • A separate en-suite wash room houses the fully plumbed loo and wash basin. Loo paper, cotton wool, hand towel, hand soap and hand cream are all provided as well as electric lamps.
  • Each lodge is equipped with washing up liquid, sponges, cloths, brushes, and even washing up gloves! Also included are tea towels, hand towel, kitchen, roll, clingfilm, foil and rubbish bags

Heating, lighting & bedding

  • The wood burning stove keeps the lodge toasty warm in all weathers and all the wood, firelighters and matches that guests should need are provided
  • Paraffin lamps, candle lamps, rechargeable LED lamps and torches all provided
  • Each bed has a 4.5+9 tog duvet so you can decide how warm or cool you want your bed to be. The single beds have double duvets. All bed linen is provided: fleecy warm covers for the children’s beds and luxurious Egyptian Cotton bed linen from the White Company for the King Bed. The lodges also have blankets and hot water bottles, should you need them
  •  For toddlers and babies there is a change mat, a high chair and removeable sides for the cabin bed, to convert it into a cot


    • Games on the deck at Longlands
      The big blanket box in the living area is full of family favourites: Monopoly, Scrabble, Cluedo, Uno, Risk, Chess, Draughts and Cards
    • There are a number of books within each lodge, including ones on the constellations.
    • There is a covered games area with table tennis, giant Jenga, badminton and boules, plus a football area with goal and cricket net!  
    • You can boat on the lake or fish for your supper and there are stream sides walk and nature trails through the woods.  And there are colouring books, den kits, kites and nature spotting kits available to buy from the Larder Shop.

Choose where you want to hang out in your hammock – BBQ platform, lakeside, streamside or in the woods. £25 hire cost plus £25 returnable deposit.

Row on the lake

Longlands has a boating lake and 2 skiffs: “Oxford” & “Cambridge”, enabling you to race around the island in your very own Boat Race! Each boat can take one adult and one child. Life jackets of varying sizes are provided. 

Fish in the lake 

The lake has been stocked with lovely bbq sized (1.5lb) rainbow trout. You are welcome to borrow rods for free and fish on a "catch and eat" basis, paying £8 per fish caught to cover the cost of restocking.

The fields of Longlands

There are stream walks and nature trails in the woods, and lots of sticks with which to practice den building. There are a number of outdoor games including petanque/bowls, rounders and badmington, all of which can be played in the lakeside meadow.  There is even a football field with its own goal and cricket net.

Tuck yourself in

Within the lodges themselves there is a box of favourite family games, including Monopoly, Scrabble, Cluedo and Risk. Next to the Larder Shop there is a covered area with table tennis and other games and within the Longlands’ Lounge, in the barn, guests can find additional games, or buy colouring and activity books from the Larder Shop

Exmoor is the best place for stargazing in the UK, according to the Campaign for Dark Skies. In fact it has recently been designated the first International Dark Sky Reserve in Europe and Longlands looks directly on to it. Rainy days at Longlands (they do happen!)

Within the lodges themselves there is a box of favourite family games, including Monopoly, Scrabble, Cluedo and Risk. Next to the Barn there is a covered area with table tennis and other games and within the Longlands’ Lounge, in the barn, guests can find additional games or borrow a book from the Longlands’ Library.

The streamside and woodland walks are very sheltered, so are excellent for rainy days.  Bug hunt along the stream, discover animal tracks and perhaps even spot deer in the woods.

The Wildlife and Dinosaur Park in Combe Martin (2miles) - Swim with sea lions, feed the lions, shadow a keeper, or fly a bird of prey.

Arlington Court (4miles) Discover a house full of treasures and secrets, spy on rare horseshoe bats, enjoy a carriage ride and explore the National Trust Carriage museum.

The beast of Exmoor

Exmoor Zoo (5miles) Meet the Beast of Exmoor and it’s babies(!), walk on the wild side, be a keeper for a day, feed the lemurs, meerkats and penguins.

The Aquarium in Ilfracombe (9miles) Journey from an Exmoor stream to the Atlantic Ocean without ever leaving the Old Lifeboat House.

Watermouth Castle Theme Park (5.5Miles) Descend into the dungeons, get lost in the Maze, marvel at the Watershow Extravaganza, get wet and wild in the water and adventure park.

Woody Bay Station (6.5miles) Enjoy the last narrow gauge railway adventure and see the start of an immense restoration project to restore the legendary Lynton and Barnstaple Railway.

Paint a Pot, Braunton (13miles).  Get creative with pottery!  Don’t worry if you can’t collect as they will send your creation home once fired.

Rock & Rapids, South Molton (16 miles).  Try your hand at indoor climbing! 

Dunster Castle

Dunster Castle (28 miles) near Minehead. Find the secret passage, explore the crypt, play the piano, enjoy snooker, handle a real shot gun, enjoy breathtaking views across Exmoor and the Bristol Channel or lose yourself in the subtropical gardens.

But top of the rainy day activities is surfing(long board, body board or no board!) – after all you're wet anyway and wetsuits, boots and gloves are the warmest gear to wear on a beach! All equipment can be hired from Nick Thorn in Woolacombe.

Places to visit

The beautiful Victorian towns of Lynton and Lynmouth are only twenty minutes away.  A trip on the Cliff Railway is a must. 

Dulverton and Dunster are very pretty villages within Exmoor.  Their enticing shops, pubs and coffee shops, make both well worth a visit. 

Ilfracombe has lots to see and do including Tunnels Beaches, voted one of the best rock-pooling beaches in the country; the Harbour, which has the world’s largest tidal change of 15m/50ft; Verity, Damien Hirst’s 20m/66ft bronze sculpture, the Aquarium, and St Nicholas’s Chapel & lighthouse with amazing views and lots of history. 

You can also take a day trip to Lundy Island from Ilfracombe for a unique island experience in an area of Special Scientific Interest, surrounded by England’s first Marine Conservation Zone.

Cycling at Longlands

The Tarka Trail, with its stunning views of the North Devon coast, is only minutes away from Longlands and Heddon Valley, Watersmeet and Valley of the Rocks are not much further.  There are numerous books at Longlands full of local Exmoor walks that guests can borrow.

Walk, surf or swim at the award winning Woolacombe Beach.  Its three and a half miles of beautiful golden sands are only 20 minutes away.  Surf lessons and equipment are available from Will and Enrique at Hunter Surf. If you want to learn to surf Hunter Surf provides wetsuits along with boards so no matter what the sea temperature you should be warm! Surfing at Longlands

Alternatively, we have arranged an exclusive Surfing package for Longlands guests with Lyndon Wake Surf School in Croyde, including collection from & return to your lodge. A half day session with a 2 and half hour lesson, including equipment and a private instructor for the group is £50 per person, or for a full day with 2 surfing sessions or one surfing and one coasteer session, with lunch included between session is £90 per person. An fantastic opportunity, and you may even be lucky enough to be taught by Andrew Cotton, who recently surfed what was thought to be the largest wave ever at 80 feet! Call Lyndon on 01271 891200.

For those wanting an adventure with an adrenaline rush try Coasteering at Watermouth, Rock climbing & abseiling in the Valley of the Rocks or mountain biking along some of Exmoor's 400 miles of bridleways. All these activities are provided by Exmoor Adventures. Call Dan on 07976 208279.

If you would prefer to paddle along the coast line in a more reclined position then hire a Kayak from Surf Side in Combe Martin. A wonderful way to see explore the coast and perhaps even catch sight of Dave the Dolphin! Call Gary on 01271 883220.

If you are a keen cyclist bring your bike and book a guided ride with Propello to enjoy stunning views, quiet roads, good food and a real sense of achievement, whatever your ability. Cycling on Exmoor and the surrounding area is a climber's delight with numerous entries in the official 100 Greatest Cycling Climbs in Britain Guide. Exmoor is also home to the famous Exmoor Beauty & Exmoor Beast Cycle sportive, the newly created Smuggler sportive and a stage of the Tour of Wessex and Tour of Britain! For more relaxed cycling, the Tarka Trail, along the estuary and around Braunton Burrows, is a lovely flat family friendly cycle ride and Fremington Quay is a fantastic destination or half way point. Each lodge is stocked with tea, coffee, sugar, hot chocolate, milk, essential condiments such as ketchup, HP sauce, oil, vinegar, salt and pepper, plus a bowl of fresh fruit. There is even a planter of fresh herbs on the deck for cooking with.

The Party Barn - If you're celebrating a special occasion, you might want to hire the Party Barn. It's available for hire at £10 a head and comes stocked up with all the crockery, cutlery glassware and condiments you could need, plus it will be beautifully decorated with flowers, candles and fairy lights.

If you book Longlands exclusively (up to 30 guests!), you can enjoy free use of the Party Barn for your weekend - saving £300! Bella can also provide catering for your party for just £15 per head. Choose from a selection of main courses including: lamb tagine, thai green chicken curry, hot vegetable madras, chilli con carne, vegetarian chilli... and desserts including chocolate torte, cheesecake and pavlova. She can also have welcome hampers waiting for your guests in each tent and breakfast ready to collect from the Larder or picnics to take to the beach.

The Longlands’ Larder -  the Barn is stocked with locally made produce, catering for all basic (and not so basic) cooking requirements. No money needed. Just write your purchases on a clip board and settle the bill at the end – deliciously simple! You can also pick up local ingredients for homemade meals and adventure picnics!

Heading out? Finding a sandwich in Exmoor is an arduous task so take the worry out of it and have Longlands whip you up a picnic! Meals can be ordered up to 24 hours in advance and all are home made at Longlands with locally sourced ingredients. Curry, plus pasties, pies and salads. They have been told that the Baked Vanilla Cheesecake and Chocolate Torte alone are worth a holiday at Longlands! They also offer Cook It Yourself breakfast baskets and BBQ baskets. Meals can be ordered up to 24 hours in advance and all are homemade at Longlands with locally sourced ingredients. 

Staying in? Longlands is licensed, so you can enjoy local ales and ciders and some not-so-local wines!

Special occasion? They also bake of course. Have Longlands organise a fantastic cake creation waiting for your arrival.

There is a wonderful farm shop in BessHill, 5 miles away, selling local meat & vegetables.  All Longlands meat comes from here. Or you can pop to the shops in Combe Martin (3 miles). The nearest supermarket is in Ilfracombe, 15 minutes away.

Your hosts at Longlands!

We (Bugsie, Bella, James and Emma) moved to North Devon from Twickenham in September 2011 in search of the “good life”, great surf and a view of the sun setting over the sea, (to watch whilst enjoying a glass of wine!). Happily our great friend Pam agreed to come too and be my business partner in the Longlands (ad)venture. Bugsie continues to work in London for most of the week but at weekends loves nothing better than to chop wood, mow fields and surf!

Longlands allows us to indulge in everything we are passionate about: fun times with great friends, stunning landscapes and gardens (I was a Garden Designer in London for many years), gorgeous interiors (Pam had her own soft furnishings business), good food (both Pam & I love cooking), great wine (something all three of us share an interest in), star filled skies (particularly for Bugsie – you should see his telescope!), beautiful walks (the dogs and cats join us – we look like something from the incredible journey with 3 dogs and 3 cats in tow!) plus the sea and surfing (something the whole family, even the dogs love!)

Longlands also provides us with the opportunity to live more self sufficiently: we have our own wood to provide us with fuel, our own lake which is stocked with rainbow trout, a chicken run with 10 lucky ladies and Humphrey "the Guard Duck", a kitchen garden providing us with salad leaves, edible flowers, many of the vegetables we use in our meals and flowers with which to decorate the barn and lodges! In time we hope to extend the vegetable garden and perhaps add an orchard & even a small vineyard!

Longlands lies in the North Devon designated Area of Outstanding Natural Beauty on the western border of Exmoor National Park.  Its 17 acres are home to deer, badgers, owls, buzzards, stoats, pheasants, ducks and possibly otters too.  We also get the occasional exotic visitor from the Combe Martin Wildlife Park and

In respect for our beautiful surroundings we try to live as environmentally responsibly as we can and we encourage our guests to do likewise: all our lodges are equipped to enable guests to recycle pretty much everything (we then turn as much as we can into compost to use on our kitchen garden); the lodges are fuelled by wood: lighting is by paraffin lanterns, solar lamps and candle lights; we use only environmentally friendly cleaning products; and we source as much as we can locally (both to keep miles to a minimum and support local businesses)

By public transport

The nearest train station is Barnstaple, 12 miles away. However train routes and connections often make Tiverton Parkway a more convenient station, even though it is 40 miles away. The nearest bus stop is Dean, Easter Close Cross, at the end of the drive.  The Filers 309 travels from Barnstaple Station to this stop. Sorry, but pick-ups by the owners cannot be arranged at this time.

By car - DO NOT follow Sat Nav all the way! See below

If travelling midday or afternoon on a Friday from London, it's better to come via the M4.  (Major incidents excepting – check with AA first).  Alternatively come M3/A303/A358 to M5 at Taunton.

Join the M5 Southbound. Come off M5 at Junction 27 to Tiverton. Take the third exit off the roundabout onto A361 towards Barnstaple. Longlands is 34.4 miles from this point, approximately 50 minutes. If you can phone safely it would be helpful for Bella or Pam to know you are about 50 minutes away. Reception is poor after you leave the Link Road, but it is good once you reach Longlands. Continue over next 2 roundabouts, staying on A361. At the fourth roundabout (Aller Dean) take third exit onto the A399 to Combe Martin. 

DO NOT follow Sat Nav and turn right off the A399 to Trentishoe and Hunters Inn. INSTEAD continue past this turning and Way Town Farm Shop on the right. Go slowly as Longlands is the very next right, after the large white road sign on the left, around the blind corner, opposite a converted Chapel. 

If you pass left hand turnings to Barnstaple and Woolacombe you have just gone too far.  Turn around and try again!

Book with us in confidence knowing you won’t find that place cheaper elsewhere. All of the prices we display are set and matched by our Owners. (In this world of foreign currency, we do have to say 'subject to exchange rates' for some of our European places.)

What does ‘from price’ mean?
Our ‘from price’ is based on a four night stay in low season and designed to help you to compare different prices across our collection. Some of our Owners vary their nightly rates and check in days throughout the year, so it may differ from the rate quoted below the calendar. It is quite common (although by no means universal) for places to charge a little more in peak season or for shorter stays, to cover changeover costs. Consider booking longer stays during the cooler months if you’re looking for the lowest nightly rates.

The Canopy & Stars online booking system enables Guests to make Bookings 24 hours a day. A Booking is confirmed on receipt of a 25% non-refundable deposit for all Bookings with check in dates of more than 10 weeks away. For all Bookings that have a check in date of less than 10 weeks before check in, payment for the Booking will be required in full and the entire Booking will be non-refundable. The Canopy & Stars telephone booking line is open Monday to Friday 9am to 6pm. When using the online enquiry form, for those Properties without online booking, please allow 24 working hours for us to contact you by telephone to confirm the Booking. If we are unable to reach you by phone we will attempt to contact you by email. We will contact you during Canopy & Stars working hours (Monday to Friday 9am to 6pm). Online or email enquiries will be dealt with in the order they are received, but please be aware that we cannot guarantee reservation of your selected dates until the receipt of suitable payment. Therefore, if possible, we do recommend that you book on the Canopy & Stars website using the online booking system.


1. Booking and payments


1.1 In order to confirm your chosen Booking, you must pay a non-refundable deposit as required by the Owner of the Booking in question (or full payment if booking within 10 weeks of the date of your check-in).


1.2 Your Booking is confirmed and a contract between you and the Owner will exist when we receive payment of the deposit and send you a booking confirmation on the Owner’s behalf. This booking confirmation will normally be sent out within 24 hours in the case of email and seven working days in the case of post, and will contain the details of your Booking and of payments made and due. If you have not received your booking confirmation within the specified time, please notify us as soon as possible by email ( Please check your confirmation carefully and report any incorrect or incomplete information to us immediately. As we act only as booking Agent, we have no responsibility for any errors in any documentation except where an error is made by us.


1.3 Where a deposit has been paid, full balance payment will be due 10 weeks in advance of your check in date and a reminder will be sent to you two weeks prior to this date, where applicable, by email. We automatically take the balance payment using the same card as used to make the deposit payment. It is your reponsibility to advise us if we should use a different card and to contact us by telephone (0117 204 7830) to arrange for alternative payment method. If the balance payment does not successfully go through as there is a problem with your card, such as it expiring, then we will contact you to try and take alternative payment. If we have been unable to take payment after two weeks of the balance due date, then with regret, we will notify the Owner who may cancel your Booking.


1.4 Except where otherwise advised or stated in the booking conditions of the Owner concerned, all monies you pay to us for a Booking will be held on behalf of the Owner(s) concerned.


1.5 Credit Card payments are processed via Alastair Sawday’s Publishing Co. Ltd who provide merchants services facilities to Sawday’s Canopy & Stars Ltd.


2. Cancellation and Amendment by You


2.1 Any cancellation or amendment request must be sent to us by email ( and will be considered and responded to within one working day of receipt. You are also advised to confirm all changes to our Customer Services Department by calling 0117 204 7830. Please ensure that you have received written confirmation of any changes to your Booking prior to travel. Whilst we will always try to help, we cannot guarantee that such requests will be met.


2.2 Amendments and cancellations can only be accepted in accordance with the booking conditions of the Owner of your Arrangements. The Owner may charge the cancellation or amendment charges shown in their booking conditions (which may be as much as 100% of the cost of the Arrangements and will normally increase closer to the date of departure). The Owner may charge cancellation or amendment charges in accordance with its own booking conditions, however for the sake of convenience only, we have outlined the Owner’s charges at clause 2.3 and 2.4 below. Please note that these are the Owner’s own cancellation and amendments charges, not Canopy & Stars’, and therefore the Owner may vary their charges as they wish, without notice to us. The correct charges will be notified to you at the time of your cancellation or amendments.  


2.3 Owner’s General Cancellation Charges:

2.3.1 Cancellation by you at any time will result in your deposit being forfeited, as all deposits are non-refundable.


2.3.2 All monies paid for a holiday (deposit and balance) are non-refundable within 10 weeks before check in date.


2.3.3 Cancellation of any holiday after it has been paid in full and at a date 10 weeks or more in advance of your check in date, will result in forfeiture of your deposit (or an amount equivalent where one was not paid as the holiday was paid in full) and the balance being returned to you. 


2.3.4  Cancellation insurance is available but will be a third party arrangement and not involve Canopy & Stars or the Owner in any way.


2.4 Owner’s General Amendment Charges:

2.4.1 Alterations to your Booking can only be made more than 10 weeks prior to the check in date, after which time alterations will be treated as cancellation. All alterations are subject to availability and may incur a £30 adminstration fee.


2.4.2 Differences in the total amount payable resulting from alterations will be refunded to you in the case of a decrease in price and paid by you in the case of increases in price.


Special note: Generally Owners will charge the above cancellation and amendment charges, however we must stress that these are a guide only and charges may differ from those shown here depending on the Owner. The exact charges will be notified to you by the Owner at the time of cancellation and/or can be found in the Owner’s own booking conditions which are available from the Owner on request.


3. Changes and Cancellations by the Owner

We will inform you as soon as reasonably possible if the Owner needs to make a significant change to your confirmed Arrangements or to cancel them. We will also liaise between you and the Owner in relation to any alternative Booking offered by the Owner but we will have no further liability to you.


4. Complaints

Because the contract for your Booking is between you and the Owner, any queries or concerns should be addressed to them. In the event that you have any complaint about your stay, please notify the Owner as soon as possible. If you don’t follow this procedure there will be less opportunity for the Owner to investigate and resolve your complaint and so make your stay as enjoyable as possible. Delays may also mean that amount of compensation you may be entitled to may be reduced. Whether or not your complaint is dealt with satisfactorily, please also contact us as we appreciate all feedback. It’s important to us and the Owner to know that you’ve enjoyed your stay or if anything could have been improved.


5. Pricing

Canopy & Stars reserve the right to amend advertised prices at any time on behalf of the Owner. We also reserve the right to correct errors in both advertised and confirmed prices.Special note: changes and errors sometimes occur.


6. Information & Accuracy

The information and prices shown on this website are varied from time to time and may change between the time you first view a property and make a Booking. You should check that all the details are as you expect prior to making a Booking. It is always possible that, despite our best efforts, some of the properties (including the features and extras available) may be incorrectly described and/or priced. If we discover this is the case after you have made a Booking, we reserve the right to contact you with details of the correct information and/or pricing and will give you the option to:

(1) proceed with the Booking based on the correct information and/or pricing, which may require the payment of an additional amount by you;


(2) subject to availability, change your booking dates to dates when the pricing can be honoured ad so no additional charge to you. In the event that a lower price can be offered for alternative dates then the difference would be refunded;


(3) cancel the Booking. If we do not receive your instructions within 5 days of contacting you, we reserve the right to cancel your Booking without liability to you.


7. Our Responsibility for your Booking

Your contract is with the Owner and its booking conditions apply. As Agent, we accept no responsibility for the actual provision of the Booking. Our responsibilities are limited to making the Booking in accordance with your instructions and acting properly in accordance with our legal duties as an Agent. We accept no responsibility for any information about the Booking that we pass on to you in good faith. However, in the event that we are found liable to you on any basis whatsoever, our maximum liability to you is limited to twice the cost of your Booking (or the appropriate proportion of this if not everyone on the Booking is affected). We do not exclude or limit any liability for death or personal injury that arises as a result of our negligence or that of any of our employees whilst acting in the course of their employment.


8. Pets

Not all properties accept pets. If you wish to take your pet on holiday, please advise us before booking and we can check whether pets are accepted at the property. You must obtain the prior consent of the Owner before taking any pets to the property. A nightly charge may be made by the Owner for each pet and additional terms may apply.


9. VAT

Many of the Owners of properties in the Canopy & Stars portfolio are not registered for VAT in which case no tax is payable. Where VAT is payable, the tax is included in the advertised holiday rental price.


10. Visa, passport and health requirements.

Unless you tell us otherwise, we assume that all members of your party are British citizens who hold or will hold full British passports valid for the entire duration of the Arrangements you chose to purchase. Information on visa, passport and health requirements, where given and applicable, is so given on this basis. Requirements may change and you are therefore strongly recommended to check the up to date position with the Owner of the Booking, Passport Office, appropriate embassy or consulate or your doctor as applicable in good time before the commencement of your holiday.


11. Insurance

You are strongly recommended to take out personal travel insurance for all members of your party. It is your responsibility to ensure that the insurance you purchase is adequate and appropriate for your particular needs. Please read your policy details and take them with you on holiday.


12. Special requests

If you have any special requests (for example dietary requirements, cots or room location), please let us know at the time of booking. We will pass on all such requests to the Owner, but unfortunately, we can't guarantee that they will be met and we will have no liability to you if they are not.


13. Group Bookings

Not all Owners accept Bookings for a single sex group (for example, a stag or hen party). Guests wanting to make such a Booking should check with us beforehand to enable us to check whether the Owner is prepared to accept the Booking. We will then advise you accordingly. In event that an Owner does not accept this type of Booking then it is with regret, that the Booking may be cancelled and cancellation fees may apply. It is the Guest’s responsibility to enquire with Canopy & Stars and/or check on our website beforehand to make sure that this type of booking is permitted.


14. Maximum Numbers

Please note that except by prior arrangement confirmed in writing, only the number of persons specified on a booking confirmation may occupy  a property. Most owners reserve the right to refuse admittance or revoke a booking if this condition is not observed and you are unlikely to receive any refund.


15. Your Responsibilities

Please note that you have a contract with the Owner of the property. As such you are under a responsibility to behave in a proper, appropriate and legal manner whilst staying at the property with due respect to the Owner, the Property and other guests and their property. You are responsible for informing the Owner of any losses or damage to the property as soon as possible. Please note that you will be liable to pay the Owner for any losses or damage to the property caused by you or a member of your party (except reasonable wear and tear). Some Owners will also require damage deposits. You must also leave the property by the check-out time specified on your booking. If any guest behaves inappropriately or improperly (of which the Owner will be the final judge on their Property), or illegally, the Owner reserves the right to ask the guest and their party (at their discretion) to leave the Property before the end of the holiday period and/or refuse any future bookings from you.  Any refund for so doing will be at the entire discretion of the Owner. In addition, the Owner reserves the right to sue the guest for any loss, damage or injury caused to the Owner, the Property or to other guests and/or their property. As agent, we will have no liability to you in these circumstances. 


16. Governing Law and Jurisdiction

These terms and conditions have been drafted in accordance with and are governed by English law and the courts of England and Wales have exclusive jurisdiction in relation to any and all disputes arising out of these Agency Terms & Conditions.


17. Discrepancies

In case of a discrepancy between these Agency Terms & Conditions and any other Canopy & Stars literature, these Agency Terms & Conditions shall prevail.


18. Validity clause

In the event that a court finds that a condition in these Agency Terms & Conditions is illegal or void, the illegal or void provision will be severed from the remainder of the Agency Terms & Conditions, which will continue to be valid and have full force and effect.
