This wonderfully chic treehouse sits within the branches of a beautiful lime tree, growing just behind the medieval Manor house on the edge of the charming village of Little Comberton. Step out onto the oak deck for a dip in your private hot tub – we recommend a long evening soak when you can sit with glass of wine in hand and watch the sun go down over Bredon Hill. Before you stay there all night though, don’t forget that there’s the double-ended bath to try out as well, fitted neatly behind your huge, fur-strewn bed. If you’re bringing kids, they’ll find their two sleeping pods up bespoke ladders in one corner, tucked behind butterfly-print shutters and with their own little windows looking down over the stream just below. In the opposite corner is a compact kitchen area, with kitchen basics, where you can rustle up a feast from Emma's breakfast hamper including local bread, milk, bacon, sausages and eggs.

Although luxuries like the TV and coffee machine make life pretty easy, heating is still provided the fun way (a romantic wood burner) and you're surrounded by nature - wild deer, buzzards and barn owls are regularly seen from the deck. Take any one of a whole network of footpaths; the surrounding villages have plenty of welcoming country pubs to choose from once you've tired yourself out.

It was absolutely perfect.. everything was there what we needed for a lovely stay. My husband and I took our two boys 7 and 10. We all had a fantastic weekend. Plenty of room for the boys to run around and explore. Gorgeous views. Very relaxing. Two towns 10 to 15mins drive away. We went to Ragley hall 30mins away that had a fantastic adventure playground for the children and a boating lake. When we returned we relaxed in the jacuzzi and lit the log burner. Would highly recommend.



We spent two blissful days in lime treehouse. It was relaxing, peaceful, beautiful. Wonderful. Like waking up in heaven each morning. The attention to detail by the hosts was lovely and very much appreciated. We took a ten month old and a four year old and still returned home feeling refreshed and relaxed. This was enjoyed by all and our four year old loved every minute. The hot tub was a winner too. The surrounding area was also a lovely surprise. What a beautiful part of the world. A joy to drive through.

Relaxing, if I had to describe it in one word. Luxury, if two. We only stayed at the Lime treehouse for one night but the surrounding area is beautiful. Before we turned up we vistited Broadway tower and enjoyed a walk through the vast Cotswold hills. When we turned up, we were greeted by Richard who was very welcoming and helpful, then it was up to the treehouse for a night. A hamper was left for us, and even a bottle of champagne, a treat that would be enjoyed in true luxury fashion, in the hot tub. The inside of the treehouse is beautifully decorated and the kitchen well laid out. The sleeping pods for children were the coolest thing I have seen and the bath was a so well thought out and a stroke of genius. After dinner, hot tubs and champagne we dried off by the fire of the wood burner and wound down in the beautiful decor and into the softest bed. A perfect last day before being back in reality.



We had a very relaxing time. The hot tub was fab and the weather was beautiful.



It was a truly magical stay! My boyfriend and I are self employed and rarely get the chance to get away together so it was just what we needed. The treehouse was beautiful in every way, the bed was, quite frankly, the best bed the both of us have ever slept in whilst the hot tub was lots of fun. We cannot wait to come again!



Such a cozy relaxing stay for my husbands 50th. Everything in Lime Treehouse has been carefully thought about, lovely rugs and cushions, all the utensils and appliances you need. Sitting in front of the log burner in the evenings was just perfect and who cannot resist the view and a couple of poached eggs on the decking in the morning. A relaxing, yet magical place. It's was and is amazing place, this will be a very special memory for myself and my husband, not only was i able to keep this a surprise for him as he was celebrating his 50th but it was well worth the wait as i couldnt of ask for more. the attention to detail was amazing. The food hamper was a lovely treat adding a very personal touch. i cant thank Richard and Emma enough you have a beautiful property in beautiful views and i cant wait to come and stay again.



We had a magical stay at Lime Treehouse the week before Christmas. The hot tub was incredible - and very hot, which made the transition from the very cold outdoors to in the tub so worthwhile! There were some lovely little touches such as a bottle of Champagne left for us in the fridge, a huge Christmas tree on the balcony and DVDs for us to watch. It was a beautiful setting in the midst of fields with horses and pigs next door. Indoors the treehouse is really cleverly laid out with everything you need and luxurious furnishings. Would recommend this place to anyone. Perfect for a peaceful but luxury break, that's a bit different.

This review will mirror those written before, the tree house is truely a unique stay. The owners have attended to every detail to ensure your stay is peaceful whilst providing all the 21st century luxuries. The location offers an excellent base camp for surrounding areas, Evesham/Worcester and some beautiful quaint villages along the way. Our stay was fantastic, the treehouse is finished to an extremely high standard and is just simply beautiful. The surroundings are beautiful and relaxing. The owners left a welcome hamper and champage which was appreciated after a 2 hour drive. There isn't much in the nearest town, but enough pubs and supermarkets to sustain you. We had a lovely meal at a pub in Elmely Castle, which the owners recommended. There isn't a bad thing to say about the the house. It was amazing.



We stayed here for two nights including the night of our wedding. It was magical and everything we hoped it would be. We even had a bottle of champagne left for us in the fridge and the hamper was a lovely touch. The treehouse it's self was pristine and the views were amazing - sat I the hot tub looking at horses running in the fields. We will definitely be back for an anniversary treat



A fantastic retreat to get away from it all for our mini honeymoon. Gorgeous luxury treehouse, where everything is thought of. Location is perfect for peace and quiet, near lots of great walks and cycling routes. Lots of lovely touches, like the excellent welcome hamper and champagne on arrival. We had beautiful weather so didn't need the wood burner, but we'd definitely consider a cosy autumn break here too.

My partner and I enjoyed a 2 night break at Lime treehouse. It was very special given that it was my partners surprise birthday treat. The treehouse and it's location was unique. Everything that was promised by the owners was in place for our arrival and we wanted for nothing during our stay.



We had the most fantastic stay at Lime Treehouse! We only wish it could have been for a longer time. We were so shocked when we arrived and opened the front door. Before we even opened the front door, in fact, we were shocked by the attention to detail with the hot tub, the lanterns lighting the path to the treehouse, the fiary lights, the bird feeding area...And opening the door to see the beautiful treehouse itself was amazing. The bed was just so luxurious, and the attention to detail in every nook and cranny of the treehouse was brilliant. The welcome hamper too was a lovely surprise and helped us to prepare a hearty breakfast the next morning. We worked for many miles, and made friends with some lovely pigs. It was just bliss. Also Richard was really easy to communicate with before the trip and lovely in person! We will be back!



Loved our stay- the high level of fit and finish, the pastoral setting and even the greeting from the piglet! These were two of our most memorable nights ever! What a classy and very special place!!



It was amazing. The jacuzzi was obviously the highlight, but the whole treehouse was finished with such perfection. Every nook and cranny was used very cleverly and with 4 adults staying, not once did we feel cramped. A very nice touch leaving us with a hamper of necessities and treats. Our visit to Lime Treehouse was amazing, the location is beautiful with great views, very peaceful. The Treehouse is stunning the detail and quality spot on. We had the most amazing and relaxing time, even with a 6 year old!! Everything had been thought of and the arrival hamper was a lovely addition. The grounds are stunning and there was so much to do in the surrounding areas.



We LOVED the treehouse. It was a much needed break away from 'reality'. Both running our own business, we find it hard to switch off and thank goodness this beautiful treehouse allowed us to do just that. The hot tub was great to wind down after a long walk and the attention to detail in the treehouse was fabulous. We did not want to leave!



Limetree House is a little slice of heaven. It's simply impossible, sitting there soaking in the jacuzzi, and soaking up the wonderful uninterrupted views across to Breedon Hill, not to feel instantly relaxed and at peace. We'd already seen the pictures, of course, but you do not get a feel for how lovely the treehouse actually is till you walk through the door. The owners have created a beautiful and restful and enchanting environment in which to kick back and forget the cares of the world a while.



we had a fantastic time, the treehouse was perfect, the views amazing and the hot tub just finished it all off. it was so cosy in the evening with the log burner and candles. the welcome basket was a lovely touch...and sitting up in bed early in the morning with a hot cup of coffee and the door open watching the sunshine come down Bredon hill and the frost disappear was magical.



I was completely gobsmacked at how amazing this place was!! I could not fault anything with it, and the attention to detail is incredible! It was way above what I expected it to be! I will definitely be going back soon.



we couldn't fault our stay at lime treehouse, it was perfect, truly a dream come true. The treehouse itself was pure quality, really well designed and we loved all the extra luxuries such as the hot tub & log burner, the gorgeous comfy bed & tv/dvd player... it was all amazing and I felt really very sad when we had to leave! we met one of the hosts, Richard, and he was so helpful and friendly, it's really such a brilliant thing they've created.

Absolutely fabulous. Total escapism. The tree house is tastefully decorated and the finishes are top end. Our children loved their beds and our bed was the most comfortable one I have ever slept in. We played games, watched DVDs, bird watched, loved the log burning stove and the Hottub was something else! The beautiful views and 3 3 horses below us was just perfect. There is a rope swing and a normal swing the children loved, and the local village was beautiful (albeit sleepy). Can't recommend this tree house high enough. The experience created memories and photos we will always treasure.



The treehouse was amazing, it felt very luxurious, the owners have paid great attention to detail and therefore we felt it was worth what we paid. The views were amazing, it felt very private where we were and we enjoyed the walks straight from the treehouse. The rope swing was a hit and we loved watching the horses and feeding them. The hot tub was fab and we used it a lot.



Had a fantastic few days in the tree house enjoying the stunning views and brilliant location. The extra touches like the tasty food hamper and good selection of books and DVD's made our trip even more enjoyable. We would highly recommend the tree house and will definitely be going back ourselves.



We went for a special occasion (to celebrate my husband and son's birthdays) and couldn't have picked a better place! We arrived at dusk to find the treehouse all lit up and the accommodation was just beautiful - a massive bed that could fit all of us and a hot tub to boot. We didn't move from the tree house all weekend (except to buy a newspaper!) and spent our time either in the hot tub, trying to fly a boomerang in the meadow or drinking tea whilst reading the paper. The tree house also turned out to be a conducive place to get homework done on the table on the deck looking at the beautiful view (suddenly the prospect of homework didn't seem so bad!). We came back rested and relaxed and on a promise that we would book it again next year (or build our own tree house in our garden which unfortunately isn't possible!)



We had THE most amazingly relaxing, family oriented "us time" that I think we have ever spent together, at Lime Treehouse. It was far beyond our expectations of luxury and the only bad point that I can make is that it has spoiled us for anywhere else. We've already stayed elsewhere and constantly found ourselves saying how it wasn't as good as the treehouse! It was like living in a fairy tale for a couple of days and we have some beautiful photographs and memories to keep that feeling alive. The quality of the furniture, fixtures and fittings and the layout and design of both the interior and exterior was absolutely top notch. The fact that they had included a vegan gift basket for us was really the cherry on the cake. We are so used to expecting nothing to be provided in such circumstances, as we are "too awkward" and just found this gesture incredibly kind. Our toddler was excited by absolutely everything there, loved visiting the horses and never wanted to leave the giant luxurious bath tub, which was the perfect splashy playground for his dinosaurs. If I could buy and live in it, then I definitely would and I doubt there would be many arguments from the hubby or son.



Beautiful location, peaceful and didn't see anyone while we were there. The treehouse was 5* , warm and cozy and the hot tub was an amazing extra, can't wait to return. Also loved the hamper we were provided with very thoughtful.

Fantastic treehouse, beautifully designed and built - interior very cleverly thought out and the jacuzzi on the terrace adds a real element of luxury. The mod cons like a coffee machine and the black-out blinds and curtains made for a really comfortable stay and we loved the bed. Hosts were fantastic and accommodating even lending us one of their personal bikes.

We stayed at the treehouse to celebrate our sons' 4th and 6th birthdays! From the second we opened the door we loved it all, the attention to detail betters a luxury hotel. We had a fantastic time..from relaxing in the hot tub to the super comfy bed, everything was perfect.



We were astounded as soon as we opened the door. Beautiful treehouse, well equipped in beautiful surroundings. The children loved the little bunk bed cubby holes and even more so the welcome chocolate left on their pillows! The hot tub was great as was the rope swing over the 'troll' bridge! The welcome basket was well appreciated as was the surprise bottle of bubbles for my husbands birthday. Little touches like a broad range of DVD's, games, magazines and also a handy charger for all common devices were great touches. A very enjoyable time had by all and we wouldn't hesitate to recommend it to anyone!

Amazing! Lime treehouse is beautiful in every way. The children were so excited and particularly loved their bunk beds and the hot tub. Our bed was really confortable and beautifully crafted. The views were just lovely. The hot tub was lovely and warm, and very relaxing for us, once the children were in bed! The kitchenette was just right for us to cook with and the log burner made it all the more cosy and warm when the weather turned chilly. This place was perfect for families but also a beautifully romantic spot for couples.



We had a superb stay in Lime Treehouse - a beautifully designed place with all the mod-cons you can think of. We were there for 3 nights with our daughters (the first one aged 4, the second aged 11 months) and had a great time.

A 5+ star romantic break in this tree house in Little Comberton, remote and luxurious. Everything you could wish for just two of us and the squirrels and birds for company. Wondered around the footpaths during the day and spent the evening in the hot tub drinking prosecco under the stars. The tree house is immaculate and beautifully designed, with a big comfy bed, tv, sofas and lovely wood burner.

It was a a lovely break and exceeded our expectations especially the hot tub.



A terrific location to celebrate mothers day. The place looked gorgeous all lit up when we arrived late on the first night and the kids were blown away by their 'bedrooms'. Highlight of the stay was sitting in the hot tub at night looking at thousands more stars than we can see at home!



An amazing retreat, beautiful and luxurious. The attention to detail was second to none. We hope to return soon!



Lime Treehouse was our third tree house visit , we loved the previous , Harp tree and Chewton Glen , however this one seemed to encompass everything. The Treehouse is set away from The Manor House overlooking a stream , our neighbours were two delightful horses in an adjacent field. The treehouse is beautifully done from the exterior design to the wonderful , cosy and luxurious interior. The standard of finish is superb , beautiful upholstered , shutters and sofas, scatter cushions . Th eoghting is wonderful as is the cosy wood burner . The hot tub was huge bonus , perfect to relax in. We really couldn't fault our stay and the very welcoming hosts even provided a super welcome basket full of local produce , the bread is amazing and baked by a young baker .The kitchen was well equipped , we cooked in both nights without any problems. We cannot wait to return , if there is space for us :-)

"The house has been in our family since the 1950s and we moved in 8 years ago. The Manor House dates back to late medieval times but has been added to over the centuries so is now an eclectic mix of styles. The fields in front of the house are home to the ‘Comberton Stud’ brood mares and foals which the family have nurtured over three generations."

Wildlife & Environment


The Manor House is on the edge of Bredon Hill, the largest of the Cotswold outliers and unspoilt by any roads, with remains of life dating back through prehistory.

The view is amazing, and regularly seen from the treehouses are wild deer, buzzards, woodpeckers and barn owls among many others.

By public transport

The nearest station is Pershore, 4 miles away and on the main line from London Paddington. There is a bus stop in the village (with a limited service) or pick-ups can be arranged with Richard for a fee.

By car

If coming from London direction, Oxford/Burford/Stow on the Wold/Evesham, then take A46 towards Cheltenham, but take the first road to Elmley Castle, from here turn right towards Little Comberton, Turn left past church and duck pond into Manor Lane, as the road bends right, we are straight ahead “The Manor House” Signed with a treehouse.

If coming from M5 direction, head towards Pershore, straight through the town towards Evesham, over the river and take the first right (signed The Combertons) up a steep hill, down a steep hill about 2miles into Little Comberton, turn right at cross roads (amongst houses) into Manor Lane, past all the thatched cottages, when the road bends left, turn right in to drive “The Manor House” Signed with a treehouses.

Canopy & Stars low price promise
Book with us in confidence knowing you won’t find that place cheaper elsewhere. All of the prices we display are set and matched by our Owners. (In this world of foreign currency, we do have to say 'subject to exchange rates' for some of our European places.)

What does ‘from price’ mean?
Our ‘from price’ is based on a four night stay in low season and designed to help you to compare different prices across our collection. Some of our Owners vary their nightly rates and check in days throughout the year, so it may differ from the rate quoted below the calendar. It is quite common (although by no means universal) for places to charge a little more in peak season or for shorter stays, to cover changeover costs. Consider booking longer stays during the cooler months if you’re looking for the lowest nightly rates.

Agency Terms & Conditions

Except where otherwise specified, we Sawday’s Canopy & Stars Ltd Company No 09088366 of Merchants House, Wapping Road, Bristol, BS1 4RW act only as an Agent in respect of all bookings we take and/or make on your behalf. Sawday’s Canopy & Stars is part of the Alastair Sawday’s Group of Companies. We accept no liability in relation to any contract you enter into or for any services or arrangements you purchase (“Booking(s)”) or for the acts or omissions of any supplier(s) or other person(s) or party(ies) connected with any Booking. For all Bookings, your contract will be with the supplier of the Booking in question, and in most cases this will be the owner of the property you’ll be staying at (“Owner(s)”). When making your Booking we will arrange for you to enter into a contract with the Owner of the Booking. Your Booking with us is subject to these Agency Terms & Conditions and any specific booking conditions of the relevant Owner(s) you contract with. The Owner’s booking conditions may limit and/or exclude the Owner’s liability to you.

You may decide to make more than one Booking with us at the same time. The price charged in total for more than one Booking will always equal the prices charged separately for each individual Booking. All Bookings are available to be purchased separately at the same price as they are when more than one Booking is made. This means that any multiple Bookings do not constitute a package as defined in the Package Travel, Package Holidays and Package Tours Regulations 1992.

By making a booking, you agree that:-

  1. you have read these Agency Terms & Conditions and agree to be bound by them;
  2. you consent to our use of your information in accordance with our Privacy Policy;


  1. you are over 18 years of age and where there may be age restrictions in place, you declare that you and all members of your party are of the appropriate age.


The Canopy & Stars online booking system enables Guests to make Bookings 24 hours a day. A Booking is confirmed on receipt of a 25% non-refundable deposit for all Bookings with check in dates of more than 10 weeks away. For all Bookings that have a check in date of less than 10 weeks before check in, payment for the Booking will be required in full and the entire Booking will be non-refundable. The Canopy & Stars telephone booking line is open Monday to Friday 9am to 6pm. When using the online enquiry form, for those Properties without online booking, please allow 24 working hours for us to contact you by telephone to confirm the Booking. If we are unable to reach you by phone we will attempt to contact you by email. We will contact you during Canopy & Stars working hours (Monday to Friday 9am to 6pm). Online or email enquiries will be dealt with in the order they are received, but please be aware that we cannot guarantee reservation of your selected dates until the receipt of suitable payment. Therefore, if possible, we do recommend that you book on the Canopy & Stars website using the online booking system.


1. Booking and payments


1.1 In order to confirm your chosen Booking, you must pay a non-refundable deposit as required by the Owner of the Booking in question (or full payment if booking within 10 weeks of the date of your check-in).


1.2 Your Booking is confirmed and a contract between you and the Owner will exist when we receive payment of the deposit and send you a booking confirmation on the Owner’s behalf. This booking confirmation will normally be sent out within 24 hours in the case of email and seven working days in the case of post, and will contain the details of your Booking and of payments made and due. If you have not received your booking confirmation within the specified time, please notify us as soon as possible by email ( Please check your confirmation carefully and report any incorrect or incomplete information to us immediately. As we act only as booking Agent, we have no responsibility for any errors in any documentation except where an error is made by us.


1.3 We're sorry for any inconvenience, but payments can only be made by credit and debit cards. A 2% surcharge will be applied to credit cards. We do not accept American Express, cheques or cash.


1.4 Where a deposit has been paid, full balance payment will be due 10 weeks in advance of your check in date and a reminder will be sent to you two weeks prior to this date, where applicable, by email. We automatically take the balance payment using the same card as used to make the deposit payment. It is your reponsibility to advise us if we should use a different card and to contact us by telephone (0117 204 7830) to arrange for alternative payment method. If the balance payment does not successfully go through as there is a problem with your card, such as it expiring, then we will contact you to try and take alternative payment. If we have been unable to take payment after two weeks of the balance due date, then with regret, we will notify the Owner who may cancel your Booking.


1.5 Except where otherwise advised or stated in the booking conditions of the Owner concerned, all monies you pay to us for a Booking will be held on behalf of the Owner(s) concerned.


1.6 Credit Card payments are processed via Alastair Sawday’s Publishing Co. Ltd who provide merchants services facilities to Sawday’s Canopy & Stars Ltd.


2. Cancellation and Amendment by You


2.1 Any cancellation or amendment request must be sent to us by email ( and will be considered and responded to within one working day of receipt. You are also advised to confirm all changes to our Customer Services Department by calling 0117 204 7830. Please ensure that you have received written confirmation of any changes to your Booking prior to travel. Whilst we will always try to help, we cannot guarantee that such requests will be met.


2.2 Amendments and cancellations can only be accepted in accordance with the booking conditions of the Owner of your Arrangements. The Owner may charge the cancellation or amendment charges shown in their booking conditions (which may be as much as 100% of the cost of the Arrangements and will normally increase closer to the date of departure). The Owner may charge cancellation or amendment charges in accordance with its own booking conditions, however for the sake of convenience only, we have outlined the Owner’s charges at clause 2.3 and 2.4 below. Please note that these are the Owner’s own cancellation and amendments charges, not Canopy & Stars’, and therefore the Owner may vary their charges as they wish, without notice to us. The correct charges will be notified to you at the time of your cancellation or amendments.  


2.3 Owner’s General Cancellation Charges:

2.3.1 Cancellation by you at any time will result in your deposit being forfeited, as all deposits are non-refundable.


2.3.2 All monies paid for a holiday (deposit and balance) are non-refundable within 10 weeks before check in date.


2.3.3 Cancellation of any holiday after it has been paid in full and at a date 10 weeks or more in advance of your check in date, will result in forfeiture of your deposit (or an amount equivalent where one was not paid as the holiday was paid in full) and the balance being returned to you. 


2.3.4  Cancellation insurance is available but will be a third party arrangement and not involve Canopy & Stars or the Owner in any way.


2.4 Owner’s General Amendment Charges:

2.4.1 Alterations to your Booking can only be made more than 10 weeks prior to the check in date, after which time alterations will be treated as cancellation. All alterations are subject to availability and may incur a £30 adminstration fee.


2.4.2 Differences in the total amount payable resulting from alterations will be refunded to you in the case of a decrease in price and paid by you in the case of increases in price.


Special note: Generally Owners will charge the above cancellation and amendment charges, however we must stress that these are a guide only and charges may differ from those shown here depending on the Owner. The exact charges will be notified to you by the Owner at the time of cancellation and/or can be found in the Owner’s own booking conditions which are available from the Owner on request.


3. Changes and Cancellations by the Owner

We will inform you as soon as reasonably possible if the Owner needs to make a significant change to your confirmed Arrangements or to cancel them. We will also liaise between you and the Owner in relation to any alternative Booking offered by the Owner but we will have no further liability to you.


4. Complaints

Because the contract for your Booking is between you and the Owner, any queries or concerns should be addressed to them. In the event that you have any complaint about your stay, please notify the Owner as soon as possible. If you don’t follow this procedure there will be less opportunity for the Owner to investigate and resolve your complaint and so make your stay as enjoyable as possible. Delays may also mean that amount of compensation you may be entitled to may be reduced. Whether or not your complaint is dealt with satisfactorily, please also contact us as we appreciate all feedback. It’s important to us and the Owner to know that you’ve enjoyed your stay or if anything could have been improved.


5. Pricing

Canopy & Stars reserve the right to amend advertised prices at any time on behalf of the Owner. We also reserve the right to correct errors in both advertised and confirmed prices.Special note: changes and errors sometimes occur.


6. Information & Accuracy

The information and prices shown on this website are varied from time to time and may change between the time you first view a property and make a Booking. You should check that all the details are as you expect prior to making a Booking. It is always possible that, despite our best efforts, some of the properties (including the features and extras available) may be incorrectly described and/or priced. If we discover this is the case after you have made a Booking, we reserve the right to contact you with details of the correct information and/or pricing and will give you the option to:

(1) proceed with the Booking based on the correct information and/or pricing, which may require the payment of an additional amount by you;


(2) subject to availability, change your booking dates to dates when the pricing can be honoured ad so no additional charge to you. In the event that a lower price can be offered for alternative dates then the difference would be refunded;


(3) cancel the Booking. If we do not receive your instructions within 5 days of contacting you, we reserve the right to cancel your Booking without liability to you.


7. Our Responsibility for your Booking

Your contract is with the Owner and its booking conditions apply. As Agent, we accept no responsibility for the actual provision of the Booking. Our responsibilities are limited to making the Booking in accordance with your instructions and acting properly in accordance with our legal duties as an Agent. We accept no responsibility for any information about the Booking that we pass on to you in good faith. However, in the event that we are found liable to you on any basis whatsoever, our maximum liability to you is limited to twice the cost of your Booking (or the appropriate proportion of this if not everyone on the Booking is affected). We do not exclude or limit any liability for death or personal injury that arises as a result of our negligence or that of any of our employees whilst acting in the course of their employment.


8. Pets

Not all properties accept pets. If you wish to take your pet on holiday, please advise us before booking and we can check whether pets are accepted at the property. You must obtain the prior consent of the Owner before taking any pets to the property. A nightly charge may be made by the Owner for each pet and additional terms may apply.


9. VAT

Many of the Owners of properties in the Canopy & Stars portfolio are not registered for VAT in which case no tax is payable. Where VAT is payable, the tax is included in the advertised holiday rental price.


10. Visa, passport and health requirements.

Unless you tell us otherwise, we assume that all members of your party are British citizens who hold or will hold full British passports valid for the entire duration of the Arrangements you chose to purchase. Information on visa, passport and health requirements, where given and applicable, is so given on this basis. Requirements may change and you are therefore strongly recommended to check the up to date position with the Owner of the Booking, Passport Office, appropriate embassy or consulate or your doctor as applicable in good time before the commencement of your holiday.


11. Insurance

You are strongly recommended to take out personal travel insurance for all members of your party. It is your responsibility to ensure that the insurance you purchase is adequate and appropriate for your particular needs. Please read your policy details and take them with you on holiday.


12. Special requests

If you have any special requests (for example dietary requirements, cots or room location), please let us know at the time of booking. We will pass on all such requests to the Owner, but unfortunately, we can't guarantee that they will be met and we will have no liability to you if they are not.


13. Group Bookings

Not all Owners accept Bookings for a single sex group (for example, a stag or hen party). Guests wanting to make such a Booking should check with us beforehand to enable us to check whether the Owner is prepared to accept the Booking. We will then advise you accordingly. In event that an Owner does not accept this type of Booking then it is with regret, that the Booking may be cancelled and cancellation fees may apply. It is the Guest’s responsibility to enquire with Canopy & Stars and/or check on our website beforehand to make sure that this type of booking is permitted.


14. Maximum Numbers

Please note that except by prior arrangement confirmed in writing, only the number of persons specified on a booking confirmation may occupy  a property. Most owners reserve the right to refuse admittance or revoke a booking if this condition is not observed and you are unlikely to receive any refund.


15. Your Responsibilities

Please note that you have a contract with the Owner of the property. As such you are under a responsibility to behave in a proper, appropriate and legal manner whilst staying at the property with due respect to the Owner, the Property and other guests and their property. You are responsible for informing the Owner of any losses or damage to the property as soon as possible. Please note that you will be liable to pay the Owner for any losses or damage to the property caused by you or a member of your party (except reasonable wear and tear). Some Owners will also require damage deposits. You must also leave the property by the check-out time specified on your booking. If any guest behaves inappropriately or improperly (of which the Owner will be the final judge on their Property), or illegally, the Owner reserves the right to ask the guest and their party (at their discretion) to leave the Property before the end of the holiday period and/or refuse any future bookings from you.  Any refund for so doing will be at the entire discretion of the Owner. In addition, the Owner reserves the right to sue the guest for any loss, damage or injury caused to the Owner, the Property or to other guests and/or their property. As agent, we will have no liability to you in these circumstances. 


16. Governing Law and Jurisdiction

These terms and conditions have been drafted in accordance with and are governed by English law and the courts of England and Wales have exclusive jurisdiction in relation to any and all disputes arising out of these Agency Terms & Conditions.


17. Discrepancies

In case of a discrepancy between these Agency Terms & Conditions and any other Canopy & Stars literature, these Agency Terms & Conditions shall prevail.


18. Validity clause

In the event that a court finds that a condition in these Agency Terms & Conditions is illegal or void, the illegal or void provision will be severed from the remainder of the Agency Terms & Conditions, which will continue to be valid and have full force and effect.
