The Straw Cottage offers the perfect balance of getting away from it all, whilst keeping those cosy comforts such as a hot shower, a comfy sofa and a roaring wood burner.
The cottage sits in its own three acres of woodland and meadow with a stream running through it and the land is home to an impressive number of bird species, foxes and hares that are a testament to the careful tending of the land by owners Margot and Anthony. Built with centuries-old building methods including straw bale (hence the name), lime mortar walls, sheep's wool insulation and both gas and solar power makes the cottage off-grid. Inside, even the dining table has a story behind it; the handmade piece was carved from a locally felled tree by a farmer for his bride 100 years ago!
For families, little ones can explore and reconnect with nature, be it stream dipping, den building or doing the ultimate treasure hunt in the great outdoors. And for rainy days there is an old steamer trunk laden with games, colouring books and even a hobby horse! Couples can while away the days with long walks, picnics by the stream and hare spotting, followed by a glass of wine on the veranda and evenings spent star gazing and putting the world to rights.

The nearest bus stop and train station are both in Llandrindod Wells (about 3 miles away). If you're thinking of walking, please bear in mind it's a big hill to climb on the way home! Margot can pick you up from either the bus or the train station at no charge, but please give as much notice as you can.
By car
Please follow the What3Words and as you come into Llandrindod Wells, pass the garage on your right, then a wide right hand turn opposite the Old Grosvenor Bakery signposted The Lake and Golf Course. Take that right turn and go out past the lake and up hill past golf course, past the bungalows on your left, keep going for about 1/4 mile and then follow the road as it bends sharply to the right (do not take the road in front which has a no through road sign). Look for the finger post that says Ty Gwyn Farm. Follow the lane and go through a metal gate (normally open), down the hill to a black gate, (normally open), turn in just through the black gate into the yard, there is a white Ty Gwyn Farm painted on the wall. Continue up into the courtyard, where the owners will meet you and direct you to the Straw Cottage.
Ty Gwyn Farm is the only farm on the right after the golf course. Don't go into Ty Gwyn Bach, which is well before you come to the farm. Ty Gwyn Farm is about 2.5 miles from Llandrindod Wells.
On arrival, you can drive on the track and park your car in the field at the back of the cottage. There is a walk of about 115 yards to the cottage. There is a wheeled cart available for your luggage. If the weather is wet, please come prepared with suitable footwear to walk down to the cottage.

Ty Gwyn Farm is a 130 acre beef and sheep farm and has been a working farm for hundreds of years. Margot and Anthony have farmed there since 2001 and with The Straw House, they wanted to build an environmentally friendly building using natural resources that would fit into the farmland, which they manage for the encouragement of wildlife and the natural flora. There are stunning views of the surrounding hills and you are welcome to walk around the farm.
Wildlife and environment
As well as sheep, there are four horses and two dogs, so there are always animals about. Red kites, buzzards, foxes and hares are regularly seen and there's a wide variety of bird life to be seen and heard including linnet, skylark, greenfinch, bullfinch and chaffinch, blackcap, chiffchaff, redstart, goldfinch, wheatear, wren, dunnock, house martin and swallow.
The straw cottage sits in about 2 acres of its own enclosed woodland and streamside meadow, so you have complete privacy. Children can explore the woodland, build dens, paddle and look for life in the stream. The cottage has been built using centuries old building methods. The walls are made of straw bales, and then coated with lime mortar inside and out. The roof insulation is sheep’s wool and the roof is covered with cedar shingles. Each season is special. In Spring time, everywhere is just coming into life so it is a bright clear green with bluebells and other spring flowers. In Summer, the days are long, the lambs and calves are in the fields, a good time to picnic by the stream or BBQ. In Autumn, the colours are glorious and when the frosts come, it is good to sit by the wood burner after a long walk. Winter is a time to stock up with supplies, cuddle up on a comfy sofa with a glass of wine, the candles lit and watch the weather from inside.

We arrived in the middle of a heatwave with 2 dogs, which was not the best of starts but Straw Cottage worked it's magic and we didn't go anywhere for 2 days, adjusting life to walking before the temperatures soared to over 30 each day and then settling down with books, painting and just enjoying being there. Bed early with light from the battery lanterns. Solar is mentioned in the info but we didn't find any solar lighting? Humans and dogs loved the footpaths and mown areas. Unfortunately Holly Brook was almost dry but
the dogs found wonderfully cooling and murky pools to swim in in the New Trees area.
This has been quite an extraordinary experience which we won't forget. I'm determined to spend more time phone free!

Very peaceful and secluded, not another person in sight and the only noise came from the birds and the sheep. The living area is really nice, especially when you light up the candles, I expect it would be really cozy with the fire going, we didn’t use it as we were there during a heatwave. We’re planning a return visit when it’s cooler as there looks to be plenty of area to explore.

The cottage is in a lovely peaceful location and has lots of character, but unfortunately we felt it was overpriced for the overall experience. The cottage would benefit from some maintenance and a deep clean, with loose handles, faulty locks, worn sofas and uncomfortable mattresses. We also found the description regarding solar power and lighting unclear, as there was no facility to charge devices within the cottage itself. Whilst we enjoyed the setting, it felt as though some care and attention to detail was missing, and the property did not quite meet our expectations for the price paid.

Following their inspection, they were unable to identify any significant maintenance concerns, aside from a loose bedroom door latch, which will be attended to. However, we appreciate you taking the time to highlight the areas where you felt improvements could be made. With regard to the property's facilities, The Straw Cottage is intentionally off-grid and operates without electricity. This is detailed within the listing description, which also explains that small electronic devices can be charged at the owner's nearby farmhouse. We appreciate that this style of accommodation may not suit every guest's preferences, and we are sorry if the off-grid nature of the property was not quite what you were expecting. Beautiful cottage in an amazing serene location

I’ve been to places and I saw some nice ones, but this cottage stole my heart from the moment I realized my phone does not work because there’s no reception. My family was away from news, outside troubles, and there were just us, our dog, wild rabbits, sheep and many different birds chirping around at different times. The cottage is so cozy and beautiful, in the middle of nowhere and yet within 8-9 minutes drive you have the town with supermarkets, petrol stations, pubs, etc. the views and surroundings are breathtaking, Margot is a lovely host, advised us what to visit, where to go, what’s nearby, if we needed anything she responded very quickly. My two children had the best time they didn’t want to return home, and I must add that this was the time without electricity and internet for them too, and must mean a lot if they refused to return to normal life. Plenty of places to visit, plenty of hiking routes, I just wish we stayed longer. I will definitely return. Never before I was this sad to leave the rented accommodation. My biggest recommendations and love goes to this place ❤️

Had the most amazing weekend at The Straw House decompressing in the beautiful Welsh countryside. The scenery is stunning, a little brook running through the valley and we were there in lambing season so lots of babies to see. Beds were comfy, wood burner gets the house lovely and warm. Shower was great. Lots of walks to do but we were very lazy! Thoroughly recommend!

We enjoyed a lovely stay at The Straw Cottage. Margot was extremely helpful and friendly and was wonderful with our two young boys. We loved the treasure hunt and the adventure of walking through the woods to get to the cottage. The cottage itself was very comfortable with every eventuality covered. The area had lots to offer from watching the Red Kites feeding to visiting the impressive Elan Valley dams to sitting and listening to the sound of the stream. We had a lovely stay. Thank you.

We had a lovely stay at straw cottage. Our five year old daughter loved exploring and the little treasure hunt that was so thoughtful.
The house was well equipped and communication was good. We didn’t meet the owners but were able to check in easily and knew who to contact if there were issues.

A magical stay for our first family holiday as four!
We spent three wonderful nights at Margot’s Cottage over Mother’s Day weekend, and it truly was a magical experience. This was our first family holiday as a four, and the cottage was the perfect setting to make special memories.
Our days were spent exploring the local area – highlights included the charming Harp Inn, the Small Breeds Farm, and taking a pedalo around the lake. In the evenings, we cosied up by the fire and played games – such a treat!
Our 4-year-old daughter especially loved stream dipping and watching the sheep wander down for a morning drink – a little moment of countryside magic. Margot also thoughtfully provided hot water bottles and battery-powered lamps, which made the stay feel even more cosy and welcoming.
We would absolutely love to return!

We had a wonderful stay at the Straw Cottage, it’s a a beautiful location, and secluded enough to feel very private but also close to a lovely town for provisions. Margot our host, met us on arrival and was very helpful with all her advice and instructions. We had everything we needed at the cottage and given that the weather was unpredictable whilst we were there the cottage felt cosy when needed but also great when the sun shone and the temperature lept up! We could walk straight from the door which was great and it was brilliant for both our dogs. We are all used to staying in Wales with dogs so very aware of how to be around sheep etc and our dogs are used to being rural plus we knew being on a farm there would be livestock around. The views were spectacular and it was wonderful having a stream so close, we also ventured a bit further afield to the Elan Valley and Pant-Y-Llyn which were both beautiful.

The Straw Cottage was incredible! It greatly exceeded our expectations. It was so peaceful - the sound of the river, baby squirrels, owls at night, a beautiful starry sky. The cottage was lovely and really well equipped, and we absolutely loved having a break from electricity and screens for a few days. The owners were also so friendly and helpful. It was one of our best UK breaks and we hope to stay again!

Blissful off-grid peace and quiet; the only sound was the babbling brook (and the occasional baa from the sheep). Fascinating hearing from the owners about the construction of the cottage, and the thinking behind some of the details. And in Llandrindod Wells, Van's good food shop is excellent (and very reasonably priced), not to mention the National Cycle Museum, which is a hidden gem.

Well I'm ashamed to say it, but I missed the bit about there being *no electricity or wifi* at the cottage - and in a way I'm so glad I did as we (myself and three teenage boys) had a wonderful time with candlelit dinners, lanterns and the wood burning stove.
It wasn't cold at all despite being a rainy April, and we didn't need extra blankets.
Our host, Margot was especially helpful with recommendations and phone numbers, and we had four very memorable nights, eating in twice and out twice. I wish we'd had the weather for the hammock or sitting outside, but the boys played by the brook in their wellies while I recharged indoors.

We had a fantastic stay. Our 2 year old really enjoyed the cottage, and watching wildlife (birds, squirrels, sheep and spring lambs) without even leaving the building. The cottage was incredibly peaceful, with our toddler falling asleep quickly to the sound of the stream - I wish bedtime at home was as easy as it was at Straw Cottage. We were able to have a lovely relaxing time, only using our phones to take photos and check maps. The toys and books at Straw Cottage kept our toddler entertained when we weren't out and about, and there were even suitable plates for younger children.
The cottage was close enough to enjoy trips out, but when we returned to the cottage, we couldn't even see the car (but without being a trek between the 2). 2 of the 3 nights we had clear skies to go stargazing.
The owner even came to help when we couldn't relight the gas boiler - schoolboy error on our part of not holding the gas dial in while trying to light it. We really appreciated it.
The wheelbarrow was very fun for transporting luggage and a child between the car and cottage.
Our daughter did not want to leave Straw Cottage, she refused to come inside when we got home!

We had a fantastic time at The Straw Cottage. It was in a beautiful location and very private. The cottage had everything we needed and we were able to completely switch off from the outside world. The farm land is stunning and we had some beautiful walks through the fields and woodland. We would definitely go back.

Lovely secluded place to stay in the heart of beautiful rural Wales. Cottage was sweet and comfy and life slowed down there away from technology, we spent our evenings talking and looking at the stars ! The dog was in heaven and enjoyed wading in the brook .
We will be back, it was really a wonderful stay and recharge .

We had the best time switching off at the straw cottage. Our 2 year old loved watching the sheep and birds and stumbling through the stream in her wellies. We ate every meal on the veranda (even in the rain) and the cottage had everything we could possibly need. Would love to return one day soon.

We absolutely loved our time at Straw Cottage. Beautiful views and access to great walks by day, and silence by night except for the odd sheep. The cabin has everything you need and what's there is lovely and clean and well put together. Lovely touches in the cabin and our hosts were very friendly! You will forget about phone signal and all that and just relax in nature, just what we needed! 10/10

We stayed at Straw Cottage for 3 nights and thoroughly enjoyed its setting off the beaten track, where all we could hear was the stream and the bird song.
The Cottage is well appointed and the wood burner had it feeling cosy in no time. Felt good to have a break from WiFi and relentless emails!
The owners made us feel welcome and we'd thoroughly recommend it to others. It was absolutely spotless too.
Good proximity to Hay, Elan Valley, Brecon Beacons, Cardiff etc. Especially enjoyed being here when the lambs were skipping about the place :)
For other guests, remember to pack wellies! The path to the house can be muddy, depending on the weather.

This was a great location to explore the Black Mountains, the Brecon Beacons and the Ellen Valley. The cottage was cosy and well catered for. Being off grid made it a new experience and an excellent change. The hosts were very friendly and supportive.
The local setting was very quiet and lovely to see the new born lambs at play.

More than we could have ever expected. We visited for a long weekend in March and after countless hours researching and reading reviews of places across the UK, I am confident I made the right decision. It took us back to basics but not in a way that felt restricted - No electricity, phone reception/WiFi were countered with a log fire, thick walls to keep you insulated, a warm shower and great cooking facilities. Margot was a fantastic host and provided so much information and ideas, yet left us to get on with it and live the secluded life. The cottage is in the heart of Wales with amazing wildlife, scenery, things to do, and yet offers seclusion and comfort - the farmhouse being a few minute walk away and the only sounds coming from the stream or the birds. I couldn't recommend Straw Cottage enough, whatever the weather. We have already discussed our return and I can't think of a better way to spend a long weekend away or a short week. Since coming back home to 'real life' we have appreciated just how much we enjoyed the nomadic life off grid, away from technology and the hustle and noise. For the ultimate experience you really can't go wrong with the Straw Cottage, thanks Margot!

It was absolutely perfect - gorgeous little straw cottage, tucked away in its own little secluded corner, with beautiful views. Living by candlelight was just magical and we had a perfect, quiet time relaxing and reconnecting. The cottage itself was everything we needed - it felt so spacious inside, well-equipped, and got really cosy once the fire had warmed up, there were games and our four year old did his first 150 piece puzzle! Margot was a perfect host, and we'd love to visit again.

We had an amazing stay here, there was plenty of information left and lovely personal touches. We were met on the farm with a warm welcome and given some recommendations for local places to eat and things we might like to check out. The cottage is beautifully kept with rustic charm and had just about everything we could possibly need for our stay. We chilled out in this lovely secluded cottage and dint feel the need to go far, we just enjoyed the peace and quiet, privacy, birds and birdsong, wildlife and gorgeous surroundings.
Our hosts were very thoughtful and generous, they did a lot to make our stay comfortable and fun. They were nearby on the farm if we needed them, but allowed us our much valued privacy. The comments in the visitors were consistently glowing about how much guests, especially families with kids and dogs, really loved their experience.

The cottage is in a great location, feels very remote when you're there but only a short drive to the town.
Margot was a great host and provided everything we needed including a cot for the baby.

A magical experience, from paddling in the steam, foraging in the woods to warming yourself my the fire or just taking it all in on the veranda. The Straw Cottage is an enchanting place for young, old, man and beast. There is so much to explore and experience that you don’t need to get back in your car until it’s time to sadly leave. The stream provided my son and dogs with hours of fun paddling, looking under rocks, accidentally filling wellies whereas the woodlands were excellent for foraging, camp building and hiding. The cottage itself is study, well insulated, with comfy sofas and beds, well equipped kitchen with everything you’ll need. The wood burner chucks out good heat which warms the whole cottage - a perfect place to warm yourself after getting wet in the stream.

I stayed with my partner and our 2 children for 4 nights. We were provided with everything we could need. The hosts provided activities for the children, having created a treasure hunt in the woodland which we enjoyed, also nets for pond dipping in the stream. Lots of useful information on the area and suggestions of things to do. You're able to purchase more wood and candles from the farm and also use the power point in the barn to charge phones, etc, which was really appreciated, as was the wheelbarrow to take your luggage to the cottage. Clean and comfortable accommodation. We enjoyed watching the sheep in the field from the porch. We all enjoyed and I'm sure we will return in the future.

We had the most magical stay at the straw cottage. We decided to go unplugged for the trip as there was no electricity anyway so it made sense to put our gadgets aside and reconnect.
The cottage is blissfully quiet, we spent our days walking, reading and chatting. Evenings were spent on the veranda with a glass of wine while the baby slept, we were so lucky with the weather also.
Will absolutely come back in a heartbeat.

We wanted a place to completely get away from it all and Straw Cottage fitted the bill perfectly. The cottage itself is cosy and clean and the lack of electricity is not a worry, in fact, it adds to the atmosphere - dining by candlelight every night. The veranda is an added bonus and means you can sit out even when those Welsh showers appear. The area is so beautiful and there is so much to do outdoors, I would highly reccomend canoeing on the Wye with Celtic Canoes. Margot is a dream host and could not do enough for us, I would highly recommend Straw Cottage if you love walking, fresh air and privacy.

We had a wonderful long weekend at Straw Cottage. Margot & Anthony were great, they set up a treasure hunt for the kids and found a good pub for us to watch the world cup match! The cottage is completely hidden from the farm house so you really feel like you have the place to yourselves. Great set up for kids with swing, hammock and stream. It was great to switch off from our screens and light all the candles at night. We'd definitely go back.

It was a wonderful breakaway from the hustle and chaos of everyday life. No electricity took us away from the beck and call of technology and being outside for three days, paddling the stream, lighting a bonfire and playing on the rope swing made for an idyllic few days away. We had one day of sunshine and couple of grey days but it mattered not, the cottage was brilliantly kitted out, the owners have worked hard to think of all the things that you might need to help switch off and slow down. Books, toys, fishing nets, plethora of games for kids and adults and hundreds of candles enhanced the feeling of peace and switching off.

A wonderful time in mid October, with our two girls aged 4 and 2. Despite generally wet conditions we all had great fun exploring the farm (the treasure hunt for little ones is highly recommended) and surrounding hills. The cottage was a welcome snug retreat in the evenings and great break from the hurly burly of London life. Margot and Antony are great hosts; full of suggestions of things to do and walks to take. From the moment we arrived our host Margot was simply wonderful. The straw cottage was beauitful inside and out. We could not have been in a more beautiful place. It pained us to come away from this location and we will be back there.

We had the most fabulous time. A wonderful welcome from Anthony where we were taken down to our cottage. The cottage itself is in the most amazing setting, the rooms were so much bigger than they looked on the pictures which was an instant relief having two travel cots and a teenager! The cottage has everything you could possibly need and there wasn't any time during our stay that we felt the need for electricity. It's a super escape from the world and we could happily have stayed forever.

We had the most wonderful time. Our party of three (age ranges 14-70!) all found The Straw Cottage to be their own piece of heaven. From having space to run wild, a swing, a private stream, a treasure hunt through the trees and animals for the younger member to peace, serenity and an opportunity to linger over conversations without any digital interruptions for the older guests, we had everything we wanted. Playing games inside by candlelight in the evening, cooking outside, exploring far and wide and watching birds, bats and even a hare right outside our window made for a very special trip indeed. Having the chance to spend some quality time together without work, school or wifi was a fabulous experience and we're all the better for it.

This was our first time to The Straw Cottage and to this part of Wales, and was a last minute weekend getaway. We were originally attracted by the thought of the remote location, no electric, wood fires and the nearby stream for the kids to play in. On arrival we were welcomed by Margot and shown to the cottage. We felt instantly at home. The kids had been left a treasure trail to follow in the area around the cottage and were rewarded with a prize at the end. This was such a lovely idea and it is obvious the owners enjoy having children to stay. There is a good mix of games to keep kids entertained inside the cottage but the kids just wanted to be outside all the time. The cottage itself was clean, homely and extremely comfortable, with a good supply of wood, candles and gas lights to see us through our stay. There was also a good info pack of local walks, maps and local attractions. During our stay we visited the Elan Valley reservoir and dams and the Devils Bridge waterfalls, we also walked the local footpath to the nearest town. Whether by foot or by car, this area has some stunning scenery. We loved our stay and hope to return for a longer visit at The Straw Cottage.

What a wonderful cottage! Strolling down under the trees you come to the most amazing tranquil,peaceful place you could wish for. Margot greeted us like an old family friend. Chatting with her was so easy. The cottage was in such an amazing location. The sound of the stream and the birds in the trees seemed to welcome you, and transport you back in time, to when you had no worries or cares. So relaxing and peaceful. Time stands still and you forget the world and its problems. Inside the cottage with the wood burner alight all your cares just disappear. The scenery right out the door was awesome. We stayed at The Straw Cottage for a week in June and it was the most restful, peaceful holiday we've ever been on. The cottage is set in a cute spot on a sheep farm surrounded by magnificent trees and beautiful nature. There is water running by down a stream. It's the perfect place to relax and really shut off from the WiFi electricity world we live in as there is no electricity at the barn, which we really loved. It is truly very healing getting backn to nature. The views in Wales are breathtaking and Landrindod the market town is very special indeed - definitely has an old Victorian vibe going on with old hotels and some lovely cafes and restaurants to eat all serving fresh local produce. We came back home feeling renewed and very chilled out. Thank you Margot and Anthony for allowing us to stay at your wonderful Straw Cottage and for your friendly, helpful and welcoming attitude.

We stayed in a beautiful cottage in beautiful surroundings, very friendly and helpful hosts. Plenty of fun things to entertain my two girls, such as the swing, the stream, a treasure hunt. Had BBQ facilities and an area for a bonfire where we toasted marshmallows. The log burner kept the cottage cosy and the girls thought it was fun using the torches to get around of an evening. Was one of the best holidays we have ever had.

Wonderful. Margot and Anthony are perfect hosts, polite and helpful to a fault. The Cottage itself is beautiful, the location excellent and the whole experience is totally relaxing. We arrived with more stuff that we could ever possibly need, but the helpful porter made things easier...(the wheelbarrow!!!). Its a little trek down the footpath, through the trees, and then the cottage appears. the location is idyllic and there is no sound or light pollution. Days by the stream would be nice (bit too cold in February!) and nights by the gas light and the wood burning stove are cosy and snug. I would 100% recommend it for any group, family or couple.

We arrived in the middle of a heatwave with 2 dogs, which was not the best of starts but Straw Cottage worked it's magic and we didn't go anywhere for 2 days, adjusting life to walking before the temperatures soared to over 30 each day and then settling down with books, painting and just enjoying being there. Bed early with light from the battery lanterns. Solar is mentioned in the info but we didn't find any solar lighting? Humans and dogs loved the footpaths and mown areas. Unfortunately Holly Brook was almost dry but
the dogs found wonderfully cooling and murky pools to swim in in the New Trees area.
This has been quite an extraordinary experience which we won't forget. I'm determined to spend more time phone free!

Very peaceful and secluded, not another person in sight and the only noise came from the birds and the sheep. The living area is really nice, especially when you light up the candles, I expect it would be really cozy with the fire going, we didn’t use it as we were there during a heatwave. We’re planning a return visit when it’s cooler as there looks to be plenty of area to explore.

The cottage is in a lovely peaceful location and has lots of character, but unfortunately we felt it was overpriced for the overall experience. The cottage would benefit from some maintenance and a deep clean, with loose handles, faulty locks, worn sofas and uncomfortable mattresses. We also found the description regarding solar power and lighting unclear, as there was no facility to charge devices within the cottage itself. Whilst we enjoyed the setting, it felt as though some care and attention to detail was missing, and the property did not quite meet our expectations for the price paid.

I’ve been to places and I saw some nice ones, but this cottage stole my heart from the moment I realized my phone does not work because there’s no reception. My family was away from news, outside troubles, and there were just us, our dog, wild rabbits, sheep and many different birds chirping around at different times. The cottage is so cozy and beautiful, in the middle of nowhere and yet within 8-9 minutes drive you have the town with supermarkets, petrol stations, pubs, etc. the views and surroundings are breathtaking, Margot is a lovely host, advised us what to visit, where to go, what’s nearby, if we needed anything she responded very quickly. My two children had the best time they didn’t want to return home, and I must add that this was the time without electricity and internet for them too, and must mean a lot if they refused to return to normal life. Plenty of places to visit, plenty of hiking routes, I just wish we stayed longer. I will definitely return. Never before I was this sad to leave the rented accommodation. My biggest recommendations and love goes to this place ❤️

Had the most amazing weekend at The Straw House decompressing in the beautiful Welsh countryside. The scenery is stunning, a little brook running through the valley and we were there in lambing season so lots of babies to see. Beds were comfy, wood burner gets the house lovely and warm. Shower was great. Lots of walks to do but we were very lazy! Thoroughly recommend!

We enjoyed a lovely stay at The Straw Cottage. Margot was extremely helpful and friendly and was wonderful with our two young boys. We loved the treasure hunt and the adventure of walking through the woods to get to the cottage. The cottage itself was very comfortable with every eventuality covered. The area had lots to offer from watching the Red Kites feeding to visiting the impressive Elan Valley dams to sitting and listening to the sound of the stream. We had a lovely stay. Thank you.

A magical stay for our first family holiday as four!
We spent three wonderful nights at Margot’s Cottage over Mother’s Day weekend, and it truly was a magical experience. This was our first family holiday as a four, and the cottage was the perfect setting to make special memories.
Our days were spent exploring the local area – highlights included the charming Harp Inn, the Small Breeds Farm, and taking a pedalo around the lake. In the evenings, we cosied up by the fire and played games – such a treat!
Our 4-year-old daughter especially loved stream dipping and watching the sheep wander down for a morning drink – a little moment of countryside magic. Margot also thoughtfully provided hot water bottles and battery-powered lamps, which made the stay feel even more cosy and welcoming.
We would absolutely love to return!

We had a wonderful stay at the Straw Cottage, it’s a a beautiful location, and secluded enough to feel very private but also close to a lovely town for provisions. Margot our host, met us on arrival and was very helpful with all her advice and instructions. We had everything we needed at the cottage and given that the weather was unpredictable whilst we were there the cottage felt cosy when needed but also great when the sun shone and the temperature lept up! We could walk straight from the door which was great and it was brilliant for both our dogs. We are all used to staying in Wales with dogs so very aware of how to be around sheep etc and our dogs are used to being rural plus we knew being on a farm there would be livestock around. The views were spectacular and it was wonderful having a stream so close, we also ventured a bit further afield to the Elan Valley and Pant-Y-Llyn which were both beautiful.

The Straw Cottage was incredible! It greatly exceeded our expectations. It was so peaceful - the sound of the river, baby squirrels, owls at night, a beautiful starry sky. The cottage was lovely and really well equipped, and we absolutely loved having a break from electricity and screens for a few days. The owners were also so friendly and helpful. It was one of our best UK breaks and we hope to stay again!

Blissful off-grid peace and quiet; the only sound was the babbling brook (and the occasional baa from the sheep). Fascinating hearing from the owners about the construction of the cottage, and the thinking behind some of the details. And in Llandrindod Wells, Van's good food shop is excellent (and very reasonably priced), not to mention the National Cycle Museum, which is a hidden gem.

Well I'm ashamed to say it, but I missed the bit about there being *no electricity or wifi* at the cottage - and in a way I'm so glad I did as we (myself and three teenage boys) had a wonderful time with candlelit dinners, lanterns and the wood burning stove.
It wasn't cold at all despite being a rainy April, and we didn't need extra blankets.
Our host, Margot was especially helpful with recommendations and phone numbers, and we had four very memorable nights, eating in twice and out twice. I wish we'd had the weather for the hammock or sitting outside, but the boys played by the brook in their wellies while I recharged indoors.

We had a fantastic stay. Our 2 year old really enjoyed the cottage, and watching wildlife (birds, squirrels, sheep and spring lambs) without even leaving the building. The cottage was incredibly peaceful, with our toddler falling asleep quickly to the sound of the stream - I wish bedtime at home was as easy as it was at Straw Cottage. We were able to have a lovely relaxing time, only using our phones to take photos and check maps. The toys and books at Straw Cottage kept our toddler entertained when we weren't out and about, and there were even suitable plates for younger children.
The cottage was close enough to enjoy trips out, but when we returned to the cottage, we couldn't even see the car (but without being a trek between the 2). 2 of the 3 nights we had clear skies to go stargazing.
The owner even came to help when we couldn't relight the gas boiler - schoolboy error on our part of not holding the gas dial in while trying to light it. We really appreciated it.
The wheelbarrow was very fun for transporting luggage and a child between the car and cottage.
Our daughter did not want to leave Straw Cottage, she refused to come inside when we got home!

The farm land is stunning and we had some beautiful walks through the fields and woodland. We would definitely go back.

Lovely secluded place to stay in the heart of beautiful rural Wales. Cottage was sweet and comfy and life slowed down there away from technology, we spent our evenings talking and looking at the stars ! The dog was in heaven and enjoyed wading in the brook .

We stayed at Straw Cottage for 3 nights and thoroughly enjoyed its setting off the beaten track, where all we could hear was the stream and the bird song.
The Cottage is well appointed and the wood burner had it feeling cosy in no time. Felt good to have a break from WiFi and relentless emails!
The owners made us feel welcome and we'd thoroughly recommend it to others. It was absolutely spotless too.
Good proximity to Hay, Elan Valley, Brecon Beacons, Cardiff etc. Especially enjoyed being here when the lambs were skipping about the place :)
For other guests, remember to pack wellies! The path to the house can be muddy, depending on the weather.

This was a great location to explore the Black Mountains, the Brecon Beacons and the Ellen Valley. The cottage was cosy and well catered for. Being off grid made it a new experience and an excellent change. The hosts were very friendly and supportive.

More than we could have ever expected. We visited for a long weekend in March and after countless hours researching and reading reviews of places across the UK, I am confident I made the right decision. It took us back to basics but not in a way that felt restricted - No electricity, phone reception/WiFi were countered with a log fire, thick walls to keep you insulated, a warm shower and great cooking facilities. Margot was a fantastic host and provided so much information and ideas, yet left us to get on with it and live the secluded life. The cottage is in the heart of Wales with amazing wildlife, scenery, things to do, and yet offers seclusion and comfort - the farmhouse being a few minute walk away and the only sounds coming from the stream or the birds. I couldn't recommend Straw Cottage enough, whatever the weather. We have already discussed our return and I can't think of a better way to spend a long weekend away or a short week. Since coming back home to 'real life' we have appreciated just how much we enjoyed the nomadic life off grid, away from technology and the hustle and noise. For the ultimate experience you really can't go wrong with the Straw Cottage, thanks Margot!

It was absolutely perfect - gorgeous little straw cottage, tucked away in its own little secluded corner, with beautiful views. Living by candlelight was just magical and we had a perfect, quiet time relaxing and reconnecting. The cottage itself was everything we needed - it felt so spacious inside, well-equipped, and got really cosy once the fire had warmed up, there were games and our four year old did his first 150 piece puzzle! Margot was a perfect host, and we'd love to visit again.

We chilled out in this lovely secluded cottage and dint feel the need to go far, we just enjoyed the peace and quiet, privacy, birds and birdsong, wildlife and gorgeous surroundings.
Our hosts were very thoughtful and generous, they did a lot to make our stay comfortable and fun. They were nearby on the farm if we needed them, but allowed us our much valued privacy. The comments in the visitors were consistently glowing about how much guests, especially families with kids and dogs, really loved their experience.

The cottage is in a great location, feels very remote when you're there but only a short drive to the town.

A magical experience, from paddling in the steam, foraging in the woods to warming yourself my the fire or just taking it all in on the veranda. The Straw Cottage is an enchanting place for young, old, man and beast. There is so much to explore and experience that you don’t need to get back in your car until it’s time to sadly leave. The stream provided my son and dogs with hours of fun paddling, looking under rocks, accidentally filling wellies whereas the woodlands were excellent for foraging, camp building and hiding. The cottage itself is study, well insulated, with comfy sofas and beds, well equipped kitchen with everything you’ll need. The wood burner chucks out good heat which warms the whole cottage - a perfect place to warm yourself after getting wet in the stream.

I stayed with my partner and our 2 children for 4 nights. We were provided with everything we could need. The hosts provided activities for the children, having created a treasure hunt in the woodland which we enjoyed, also nets for pond dipping in the stream. Lots of useful information on the area and suggestions of things to do. You're able to purchase more wood and candles from the farm and also use the power point in the barn to charge phones, etc, which was really appreciated, as was the wheelbarrow to take your luggage to the cottage. Clean and comfortable accommodation. We enjoyed watching the sheep in the field from the porch. We all enjoyed and I'm sure we will return in the future.

We had the most magical stay at the straw cottage. We decided to go unplugged for the trip as there was no electricity anyway so it made sense to put our gadgets aside and reconnect.
The cottage is blissfully quiet, we spent our days walking, reading and chatting. Evenings were spent on the veranda with a glass of wine while the baby slept, we were so lucky with the weather also.

We wanted a place to completely get away from it all and Straw Cottage fitted the bill perfectly. The cottage itself is cosy and clean and the lack of electricity is not a worry, in fact, it adds to the atmosphere - dining by candlelight every night. The veranda is an added bonus and means you can sit out even when those Welsh showers appear. The area is so beautiful and there is so much to do outdoors, I would highly reccomend canoeing on the Wye with Celtic Canoes. Margot is a dream host and could not do enough for us, I would highly recommend Straw Cottage if you love walking, fresh air and privacy.

We had a wonderful long weekend at Straw Cottage. Margot & Anthony were great, they set up a treasure hunt for the kids and found a good pub for us to watch the world cup match! The cottage is completely hidden from the farm house so you really feel like you have the place to yourselves. Great set up for kids with swing, hammock and stream. It was great to switch off from our screens and light all the candles at night. We'd definitely go back.

It was a wonderful breakaway from the hustle and chaos of everyday life. No electricity took us away from the beck and call of technology and being outside for three days, paddling the stream, lighting a bonfire and playing on the rope swing made for an idyllic few days away. We had one day of sunshine and couple of grey days but it mattered not, the cottage was brilliantly kitted out, the owners have worked hard to think of all the things that you might need to help switch off and slow down. Books, toys, fishing nets, plethora of games for kids and adults and hundreds of candles enhanced the feeling of peace and switching off.

A wonderful time in mid October, with our two girls aged 4 and 2. Despite generally wet conditions we all had great fun exploring the farm (the treasure hunt for little ones is highly recommended) and surrounding hills. The cottage was a welcome snug retreat in the evenings and great break from the hurly burly of London life. Margot and Antony are great hosts; full of suggestions of things to do and walks to take. We had the most fabulous time. A wonderful welcome from Anthony where we were taken down to our cottage. The cottage itself is in the most amazing setting, the rooms were so much bigger than they looked on the pictures which was an instant relief having two travel cots and a teenager! The cottage has everything you could possibly need and there wasn't any time during our stay that we felt the need for electricity. It's a super escape from the world and we could happily have stayed forever.

We had the most wonderful time. Our party of three (age ranges 14-70!) all found The Straw Cottage to be their own piece of heaven. From having space to run wild, a swing, a private stream, a treasure hunt through the trees and animals for the younger member to peace, serenity and an opportunity to linger over conversations without any digital interruptions for the older guests, we had everything we wanted. Playing games inside by candlelight in the evening, cooking outside, exploring far and wide and watching birds, bats and even a hare right outside our window made for a very special trip indeed. Having the chance to spend some quality time together without work, school or wifi was a fabulous experience and we're all the better for it.

This was our first time to The Straw Cottage and to this part of Wales, and was a last minute weekend getaway. We were originally attracted by the thought of the remote location, no electric, wood fires and the nearby stream for the kids to play in. On arrival we were welcomed by Margot and shown to the cottage. We felt instantly at home. The kids had been left a treasure trail to follow in the area around the cottage and were rewarded with a prize at the end. This was such a lovely idea and it is obvious the owners enjoy having children to stay. There is a good mix of games to keep kids entertained inside the cottage but the kids just wanted to be outside all the time. The cottage itself was clean, homely and extremely comfortable, with a good supply of wood, candles and gas lights to see us through our stay. There was also a good info pack of local walks, maps and local attractions. During our stay we visited the Elan Valley reservoir and dams and the Devils Bridge waterfalls, we also walked the local footpath to the nearest town. Whether by foot or by car, this area has some stunning scenery. We loved our stay and hope to return for a longer visit at The Straw Cottage.

What a wonderful cottage! Strolling down under the trees you come to the most amazing tranquil,peaceful place you could wish for. Margot greeted us like an old family friend. Chatting with her was so easy. The cottage was in such an amazing location. The sound of the stream and the birds in the trees seemed to welcome you, and transport you back in time, to when you had no worries or cares. So relaxing and peaceful. Time stands still and you forget the world and its problems. Inside the cottage with the wood burner alight all your cares just disappear. The scenery right out the door was awesome. We stayed at The Straw Cottage for a week in June and it was the most restful, peaceful holiday we've ever been on. The cottage is set in a cute spot on a sheep farm surrounded by magnificent trees and beautiful nature. There is water running by down a stream. It's the perfect place to relax and really shut off from the WiFi electricity world we live in as there is no electricity at the barn, which we really loved. It is truly very healing getting backn to nature. The views in Wales are breathtaking and Landrindod the market town is very special indeed - definitely has an old Victorian vibe going on with old hotels and some lovely cafes and restaurants to eat all serving fresh local produce. We came back home feeling renewed and very chilled out. Thank you Margot and Anthony for allowing us to stay at your wonderful Straw Cottage and for your friendly, helpful and welcoming attitude.

We stayed in a beautiful cottage in beautiful surroundings, very friendly and helpful hosts. Plenty of fun things to entertain my two girls, such as the swing, the stream, a treasure hunt. Had BBQ facilities and an area for a bonfire where we toasted marshmallows. The log burner kept the cottage cosy and the girls thought it was fun using the torches to get around of an evening. Was one of the best holidays we have ever had.

Wonderful. Margot and Anthony are perfect hosts, polite and helpful to a fault. The Cottage itself is beautiful, the location excellent and the whole experience is totally relaxing. We arrived with more stuff that we could ever possibly need, but the helpful porter made things easier...(the wheelbarrow!!!). Its a little trek down the footpath, through the trees, and then the cottage appears. the location is idyllic and there is no sound or light pollution. Days by the stream would be nice (bit too cold in February!) and nights by the gas light and the wood burning stove are cosy and snug. I would 100% recommend it for any group, family or couple.

What does ‘from price’ mean?
Our ‘from price’ is based on a four night stay in low season and designed to help you to compare different prices across our collection. Some of our Owners vary their nightly rates and check in days throughout the year, so it may differ from the rate quoted below the calendar. It is quite common (although by no means universal) for places to charge a little more in peak season or for shorter stays, to cover changeover costs. Consider booking longer stays during the cooler months if you’re looking for the lowest nightly rates.
Agency Terms & Conditions
Except where otherwise specified, we Sawday’s Canopy & Stars Ltd (Company No 09088366) of Merchants House, Wapping Road, Bristol, BS1 4RW act only as an Agent in respect of all bookings we take and/or make on your behalf. As an Agent we act as an intermediary between you and the owner (‘’Owner’’) of the holiday accommodation (‘’Property’’) you will be staying in. We help to arrange reservations and bookings between you and the Owner and take payments from you on behalf of the Owner.
We are only arranging a contract between you and the Owner for hire of the Property and for any other services or arrangement you purchase from the Owner (the “Booking”). This means the legal contract for the Booking is between you and the Owner despite the fact that a payment for the Booking has been made to the Agent. Your contract for the Booking is not with Sawday’s Canopy & Stars Ltd (Canopy & Stars).
Canopy & Stars is part of the Sawday’s family of companies, a majority employee owned business, 24% owned by a charitable trust and a B Corp. We accept no liability in relation to any contract you enter into in relation to Bookings or for the acts or omissions of any supplier(s) or other person(s) or party(ies) connected with any Booking.
When making your Booking we will arrange for you to enter into a contract with the Owner, as detailed in clause 1.2 below. Your Booking is subject to these Agency Terms & Conditions and any other specific booking conditions of the relevant Owner(s) you contract with. The Owner’s booking conditions may limit and/or exclude the Owner’s liability to you.
You may decide to make more than one Booking at the same time. The price charged in total for more than one Booking will always equal the prices charged separately for each individual Booking. All Bookings are available to be purchased separately at the same price as they are when more than one Booking is made. This means that any multiple Bookings do not constitute a package as defined in the Package Travel, Package Holidays and Package Tours Regulations 1992.
By making a booking, you agree that:
- You have read these Agency Terms & Conditions and agree to be bound by them;
- The lead name on the Booking will be the person responsible for the Booking and shall be responsible for paying the deposit and the full price, for making any amendment and cancellation requests and for the payment of any additional charges. The lead name accepts these Terms & Conditions on behalf of all persons in the Booking;
- You consent to our use of your information in accordance with our Privacy Policy;
- You are over 18 years of age and where there may be age restrictions in place, you declare that you and all members of your party are of the appropriate age
The Canopy & Stars online booking system enables Guests to make Bookings 24 hours a day. To confirm your booking, you must pay a 25% deposit (or full payment if booking within 10 weeks of your check in date) and the entire Booking will be subject to the cancellation policy as outlined in clause 2 below. The Canopy & Stars telephone booking line is open Monday to Friday 9am to 6pm and Saturdays 10am to 2pm. When using the online enquiry form, for those Properties without online booking, please allow 24 working hours for us to contact you by telephone to confirm the Booking. If we are unable to reach you by phone, we will attempt to contact you by email. We will contact you during Canopy & Stars working hours (Monday to Friday 9am to 6pm and Saturday 10am to 2pm). Online or email enquiries will be dealt with in the order they are received, but please be aware that we cannot guarantee reservation of your selected dates until the receipt of suitable payment. Therefore, if possible, we do recommend that you book on the Canopy & Stars website using the online booking system.
1. Booking and payments
1.1 In order to confirm your chosen Booking, you must pay a 25% non-refundable deposit as required (or full payment if booking within 10 weeks of the date of your check-in). The deposit is non-refundable as it covers costs incurred and services provided to enable your Booking. These include, but are not limited to, marketing and PR, property inspection fees, Owner management, booking management, credit card fees and customer service.
1.2 Your Booking is confirmed and a contract between you and the Owner will exist when we receive payment of the deposit and send you a booking confirmation on the Owner’s behalf. This Booking confirmation email will be sent within 24 hours and will contain the details of your Booking and of payments made and due. If you have not received your Booking confirmation email within the specified time, please notify us as soon as possible by email (bookings@canopyandstars.co.uk). Please check your confirmation carefully and report any incorrect or incomplete information to us immediately. As we act only as booking Agent, we have no responsibility for any errors in any documentation except where an error is made by us.
1.3 Once the 25% deposit has been paid, the full balance payment will be due 10 weeks in advance of your check in. A reminder to pay your balance will be sent to you one week prior to this 10 week date, where applicable, by email. We automatically take the balance payment using the same card as used to make the deposit payment. It is your responsibility to advise us if we should use a different card and to contact us by telephone (0117 204 7830) to arrange for alternative payment method. If the automated balance payment does not successfully go through as there is a problem with your card, such as it is expiring, then we will contact you to try and take alternative payment. If you do not make any payment due to Canopy & Stars by the due date for payment and at the latest within 5 days of this date, then with regret, we will notify the Owner who will cancel your Booking and terminate their contract with you. In these circumstances, your rights to a refund are set out in clause 2.3 and 2.4 below. Please note that if you have paid in a currency that is different to the original pricing, we will not be able to guarantee the same conversion rate that was used to convert the deposit payment.
1.4 Except where otherwise advised or stated in the booking conditions of the Owner concerned, all monies you pay to us for a Booking will be held on behalf of the Owner(s) concerned.
1.5 Credit Card payments are processed via Elavon who provide merchants services facilities to Sawday’s Canopy & Stars Ltd.
2. Cancellation by You
2.1 If you have to, or want to cancel or amend your Booking, this request must be sent to us by email (bookings@canopyandstars.co.uk) and will be considered and responded to within two working days of receipt. Please ensure that you have received written confirmation of any changes to your Booking prior to travel. Whilst we will always try to help, we cannot guarantee that such requests will be met.
2.2 Cancellation by you at any time will result in your 25% deposit being forfeited. The deposit is always non-refundable as it covers costs incurred and services provided to enable your Booking.
2.3 All bookings are non-amendable and non-refundable within 10 weeks of your check in date. If you need to cancel your booking within 10 weeks, the total cost of the accommodation including the deposit will be forfeited. Cancellation should always be in writing to bookings@canopyandstars.co.uk.
2.4 If you need to cancel your booking at a date 10 weeks or more in advance of your check in date, the 25% deposit will be forfeited. If the booking has been paid in full the balance will be returned to you, minus the 25% deposit. Refunds will be issued in the same form and ratio as the original payment was made. Therefore, if a Gift Voucher was used to book your stay, the refund will be back onto a new Gift Voucher at the same amount as originally used. Alternatively, if you paid in cash, your refund will be processed in the currency of the booking. Where this is different to the currency of the payment card, this will be converted at the current exchange rate on the day of the refund.
2.5 Cancellations made by you, at any time, may incur a £50 administration fee in addition to us retaining the non-refundable deposit. This represents the administration costs incurred by us on behalf of the Owner to deal with such requests.
2.6 If extreme weather prevents you from reaching your holiday, taking, or finishing your holiday, you are still subject to these cancellation terms as outlined in clause 2.3 above. We strongly recommend that you take out a travel insurance policy which covers this eventuality. In the event of the property becoming unavailable (such as due to fire or flooding), Canopy & Stars will endeavour to provide the Guest with suitable alternative accommodation, starting with any other accommodation that may be available with the same Owner of your Booking, or will refund all monies paid, or a proportion in the case of curtailment. The Agency cannot, however, pay any compensation or expenses as a consequence of such an event.
2.7 Cancellation insurance is available to purchase from many providers, but will be a third-party arrangement and not involve Canopy & Stars or the Owner in any way. You are strongly recommended to take out personal travel insurance for all members of your party for UK holidays and you must take out personal travel insurance for international holidays, including for illness and cancellation due to Covid-19. It is your responsibility to ensure that the insurance cover is adequate for your needs, including cancellation and curtailment.
2.8 If you fail to check-in on your date of arrival your Booking will be cancelled and no refund will be due.
3. Amendments to your booking, requested by you
3.1 Amendments to your Booking can only be made more than 10 weeks prior to the check in date, after which time amendments may be treated as cancellation and our refund policy as detailed in clause 2.3 above may apply. All amendments are subject to availability and may incur a £50 admin fee detailed in clause 2.5 above.
3.2 If we can fulfil your request to amend your booking, any differences in price as a result of the amendment, will be paid by you in the case of an increase and refunded to you in the case of a decrease in price, e.g. amending your booking from low season to high season.
3.3 In the event that a date swap is offered, this will normally be agreed with a set timeframe to rebook and sometimes a credit against a future stay will be offered. The credit can only apply to a stay at the same space as originally booked.
3.3.1 If a date swap is offered, then the Agency Booking Terms and Conditions applied at the time of your original booking will still apply. Therefore, if your date was swapped within 10 weeks of the original check in date, the 10 week cancellation policy set out in clause 2.3 applies to your new stay, even if the new check in date is beyond 10 weeks.
4. Refunds
If a refund is issued it will be in the same form and ratio as the original payment was made. Therefore, if a Gift Voucher was used to purchase the original stay, the refund will be back onto a new Gift Voucher at the same amount as originally used.
5. Insurance
You are strongly recommended to take out personal travel insurance for all members of your party for your holiday, including holidays in the UK. It is your responsibility to ensure that the insurance cover is adequate for your needs, including cancellation and curtailment for any reason. Please read your policy details carefully and take them with you on holiday.
6. Changes and Cancellations by the Owner
We will inform you as soon as reasonably possible if the Owner needs to make a significant change to your confirmed Booking or to cancel your Booking. We will also liaise between you and the Owner to try and organise an alternative Booking offered by the Owner, or a refund but we will have no further liability to you.
7. Cancellations due to events outside of Owner’s control
An Owner may have to cancel a booking due to events outside of their reasonable control (see clause 22). In such circumstances, we will liaise between you and the Owner to try and organise an any alternative Booking offered by the Owner, or a refund but we will have no further liability to you.
8. Complaints & Procedure
We always aim to provide the best possible holiday experience, however, if you have any complaint or problems during your stay, please immediately notify the Owner during the stay itself, so that the Owner has the opportunity to resolve the problem at the time. If you do not follow this procedure, there will be less opportunity for the Owner to investigate and resolve your complaint and to make your stay as enjoyable as possible. Delays may also mean that the amount of compensation you may be entitled to, may be reduced or negated.
Whether or not your complaint is dealt with satisfactorily, please also let us know of the problem as soon as possible by emailing info@canopyandstars.co.uk. We will aim to respond within 1 working day to acknowledge your email. We will then review your feedback and investigate the complaint. This may involve discussing your concerns with the owner, revising the website listing for inaccuracies, and reviewing previous guest feedback and internal inspection notes. This process can take time to complete, so please allow approx. 7 working days for a final response.
We also welcome you to fill in our feedback survey which will be sent to you via email the day after you check out. It is important for us to gather as much information as possible about the experiences our guests are having. This is what helps us support our Owner in fulfilling their potential and identifying if anything could be improved.
9. Our Responsibility for your Booking
Your contract is with the Owner and its booking conditions apply. As Agent, we accept no responsibility for the actual provision of the Booking. Our responsibilities are limited to making the Booking in accordance with your instructions and acting properly in accordance with our legal duties as an Agent. We accept no responsibility for any information about the Booking that we pass on to you in good faith. However, in the event that we are found liable to you on any basis whatsoever, our maximum liability to you is limited to twice the cost of your Booking (or the appropriate proportion of this if not everyone on the Booking is affected). We do not exclude or limit any liability for death or personal injury that arises as a result of our negligence or that of any of our employees whilst acting in the course of their employment.
10. Your Responsibilities
10.1 Please note that you have a contract with the Owner of the property. As such you are under a responsibility to behave in a proper, appropriate and legal manner whilst staying at the property with due respect to the Owner, the Property and other guests and their Property.
10.2 You are responsible for informing the Owner of any losses or damage to the property as soon as possible. Please note that you will be liable to pay the Owner for any losses or damage to the property caused by you or a member of your party (except reasonable wear and tear). Some Owners may also require a damage deposit. If so, this information will be provided on the website place page under ‘essentials’.
10.3 You must also leave the property by the check-out time specified on your Booking. If any guest behaves inappropriately or improperly (of which the Owner will be the final judge on their Property), or illegally, the Owner reserves the right to ask the guest and their party (at their discretion) to leave the Property before the end of the holiday period and/or refuse any future bookings from you. Please note that this would be without the right to any refund.
11. Pets
11.1 Not all properties accept pets. If you wish to take your pet on holiday, please advise us before booking and we can check whether pets are accepted at the property. You must obtain the prior consent of the Owner before taking any pets to the property. If you take a pet to a place that doesn’t allow pets, or you exceed the number of pets allowed at a place, the Owner has the right to refuse you to stay at the Property, and/or they may ask you to leave the Property before the end of the holiday period. Please note that this would be without the right to any refund.
11.2 A nightly charge may be made by the Owner for each pet and additional terms may apply, you will be notified of this at point of Booking. Please check these terms carefully before booking and arriving.
11.3 Please do not leave your pets alone or unsupervised in the property at any time during your stay. For the safety and comfort of your pet we request that Owners exercise due diligence at all times, especially where the property is located near a road/livestock. Canopy & Stars nor the Owner can accept responsibility for the safety of your pet.
11.4 If any guest has an allergy to pets, please be aware that Owners (and we) cannot guarantee that a pet has not stayed in a particular Property. We and Owners cannot accept responsibility for any suffering which may occur as a result of such animals having been present in a property.
11.5 We ask that all owners of pets keep their pet under control at all times and to be responsible for ensuring that they do not damage the Property, livestock or vegetation during the stay. You will be liable for any damage caused by your pet. Any damage is to be reported to the Owner immediately. Any additional cleaning required, that may incur an additional charge, will be at the Owner's discretion.
12. Special requests
If you have any special requests (for example dietary requirements, allergy, cots or room location), please let us know at the time of booking. We will pass on all such requests to the Owner, but unfortunately, we can't guarantee that they will be met and we will have no liability to you if they are not.
13. Maximum Numbers
Please note that except by prior arrangement confirmed in writing, only the number of persons specified on a booking confirmation may occupy a property. Most owners reserve the right to refuse admittance or revoke a Booking if this condition is not observed and you are unlikely to receive any refund.
13.1 The Owner reserves the right to sue the guest for any loss, damage or injury caused to the Owner, the Property or to other guests and/or their property. As Agent, we will have no liability to you in these circumstances.
13.2 The Owner only supplies the Property for domestic and private use. You agree not to use the Property for any commercial, business or re-sale purpose, and the Owner has no liability to you for any loss of profit, loss of business, business interruption, or loss of business opportunity. If you do wish to use the Property for a commercial purpose, you must contact Canopy & Stars prior to confirming your booking.
14. Group Bookings
Not all Owners accept Bookings for a single sex group (for example, a stag or hen party). Guests wanting to make such a Booking should check with us beforehand to enable us to check whether the Owner is prepared to accept the Booking. We will then advise you accordingly. In event that an Owner does not accept this type of Booking then it is with regret, that the Booking may be cancelled, and cancellation fees may apply. It is the Guest’s responsibility to enquire with Canopy & Stars and/or check on our website beforehand to make sure that this type of Booking is permitted.
15. Pricing
15.1 Canopy & Stars reserve the right to amend advertised prices at any time on behalf of the Owner. We also reserve the right to correct errors in both advertised and confirmed prices. Special note: changes and errors sometimes occur.
15.2 Rates are set per place in the currency specified by the Owner. Where this has been converted into the currency of your preference, until the payment stage this will be an estimation only, based on a recent exchange rate. The original rate will be displayed before you confirm your payment and you will be given the option of paying in your own currency at our guaranteed rate, or paying in your own currency and leaving the conversion and any associated fees to your card provider.
16. Information & Accuracy
The information and prices shown on this website are varied from time to time and may change between the time you first view a property and make a Booking. You should check that all the details are as you expect prior to making a Booking. It is always possible that, despite our best efforts, some of the properties (including the features and extras available) may be incorrectly described and/or priced. If we discover this is the case after you have made a Booking, we reserve the right to contact you with details of the correct information and/or pricing and will give you the option to:
(1) proceed with the Booking based on the correct information and/or pricing, which may require the payment of an additional amount by you
OR
(2) subject to availability, change your booking dates to dates when the pricing can be honoured and so no additional charge to you. In the event that a lower price can be offered for alternative dates then the difference would be refunded
OR
(3) cancel the Booking. If we do not receive your instructions within 5 days of contacting you, we reserve the right to cancel your Booking without liability to you.
17. VAT
Many of the Owners of properties in the Canopy & Stars portfolio are not registered for VAT in which case no tax is payable. Where VAT is payable, the tax is included in the advertised holiday rental price. If the rate of VAT changes between the date of the Booking and the date of the stay, Canopy & Stars may adjust the rate of VAT that you pay, unless you have already paid for the Booking in full before the change in the rate of VAT takes effect.
18. Visa, passport and health requirements
Unless you tell us otherwise, we assume that all members of your party are British citizens who hold or will hold full British passports valid for the entire duration of the international Booking. Information on visa, passport and health requirements, where given and applicable, is so given on this basis. Requirements may change and you are therefore strongly recommended to check the up to date position with the Owner of the Booking, Passport Office, appropriate embassy or consulate or your doctor as applicable in good time before the commencement of your holiday. Prior to international travel it is your responsibility to check whether it is safe to travel by visiting the FCO website www.gov.uk/foreign-travel-advice.
19. Governing Law and Jurisdiction
These terms and conditions have been drafted in accordance with and are governed by English law and the courts of England and Wales have exclusive jurisdiction in relation to any and all disputes arising out of these Agency Terms & Conditions.
20. Discrepancies
In case of a discrepancy between these Agency Terms & Conditions and any other Canopy & Stars literature, these Agency Terms & Conditions shall prevail.
21. Validity clause
In the event that a court finds that a condition in these Agency Terms & Conditions is illegal or void, the illegal or void provision will be severed from the remainder of the Agency Terms & Conditions, which will continue to be valid and have full force and effect.
22. Events beyond an Owner or Agency’s control
If an Owner or Canopy & Stars is prevented or delayed from complying with any of their respective obligations under these Agency Terms & Conditions or a contract for a Booking due to events or circumstances beyond their reasonable control, the inability or delay in performing those obligations will not be treated as a breach of these Agency Terms & Conditions or a contract for a Booking. Examples of such events or circumstances include fire, flood and other acts of God, strikes, trade disputes, lock outs, restrictions of imports or exports, riot, accident, disruption to energy supplies, civil commotion, acts of terrorism or war, pandemic (including Covid-19), any national/local/regional government restrictions.

We arrived in the middle of a heatwave with 2 dogs, which was not the best of starts but Straw Cottage worked it's magic and we didn't go anywhere for 2 days, adjusting life to walking before the temperatures soared to over 30 each day and then settling down with books, painting and just enjoying being there. Bed early with light from the battery lanterns. Solar is mentioned in the info but we didn't find any solar lighting? Humans and dogs loved the footpaths and mown areas. Unfortunately Holly Brook was almost dry but the dogs found wonderfully cooling and murky pools to swim in in the New Trees area. This has been quite an extraordinary experience which we won't forget. I'm determined to spend more time phone free!
