
More and more, we’re seeing guests prioritise stays that offer a sense of relaxation, escapism and wellbeing, not just somewhere to sleep. Whether it’s soaking in an outdoor bath under the stars, unwinding in a sauna or switching off in a hot tub after a long walk, wellness-style experiences are becoming an increasingly important part of what drives booking decisions.
With that in mind, we recently carried out some analysis on our 2025 bookings data to better understand the impact that additional facilities can have on revenue performance across spaces in the collection.
The findings were really interesting - and in some cases, quite surprising.
Based on 2025 bookings received, spaces with any additional wellness-style facility (such as a hot tub, sauna or outdoor bath) generated on average around £10,000 more revenue per space than spaces without one.
When we broke it down further, the average revenue uplift versus spaces with no facilities was:

One of the biggest surprises was the performance of outdoor baths, which actually showed a higher average revenue uplift than hot tubs.
We also found that combining facilities can create an even stronger effect. Spaces with a private sauna and outdoor bath combination saw the highest uplift overall, averaging around +£19.4k versus spaces with no added facilities.

Overall though, the data suggests that thoughtful wellness-style additions, particularly outdoor bathing experiences, can make a meaningful difference to both booking appeal and revenue performance.
